Grade II listed Victorian timber framed house

Hey

I've seen a grade II listed timber framed house for sale. It needs renovation

It's been lived in probably by an older person.

No upstairs bathrooms and rooms need reconfiguring upstairs
New kitchen needed
Maybe new windows, they look ok but only single glazed

Anyone have a grade II listed house is it a nightmare? We would obviously like to modernise so that it's warm/ efficient if possible

I have a G2 listed Georgian house. If you are considering a renovation you should probably think of a number and then triple it! You will need listed building consent for everything on your list, plus possibly planning permission.

It's unlikely you'll be able to replace single glazed windows with double glazed but you might be permitted to put in secondary glazing. It would be worth you speaking to your council's heritage officer in the planning dept to see what they will allow you to do.

Our home's previous owners were allowed to put in (very) expensive bespoke wooden double glazing on elevations other than the front but had to keep the original front elevation windows and install secondary glazing.

If it's listed then it's EPC exempt so you won't really know how energy efficient it currently is. You could ask a local builder who specialises in heritage buildings to assess what work is required if you are serious about buying it.

Make sure you get a full structural survey too.

Insurance is expensive and only some companies will offer it on listed buildings.
