How much rent to charge?

My 'friends mums friends niece' who is italien has been staying with my friends mum for a few weeks to see what she thinks of england...

result she loves it and wants to come back to stay for a few more months after Xmas...

the thing is my friends mum lives literally in the middle of nowhere (gorgouse cottage no less than a 7 minute drive down
the track before you even get to a real road which is also in the middle of the country. )

She doesnt drive and would therefor find it impossible to work if she stayed there.

So i have been asked if she could stay here... I have met her, she IS lovely, very intelligent, just a few years younger than me and very polite / kind / tidy.

I have a 3 bed house (reasonable size) and she would have a nicely decorated fully furnished double bedroom... would be welcome to use my broadband. and use whole house as if it were her own!
I have a lovely new bathroom
The Bus stop is literally outside my door!

I am very rarely here (i work long hours and eat with children so dont often even eat here! except occasional breakfast and evening snacks

Next door are renting their house for £700 pcm (and theres is not nearly as 'nice', no extension and no double glazing)

Any idea what rent to suggest

Also i get single ocupancy council tax discount so would have to consider that and im sure the gas / elec bills would rise a LOT... due to the fact she finds it freezing over here and would want the heating on and i dont have it on much at all. (also im out of the house for 11+ hours per day and dont have it on at night!)

Also i very rarely cook (gas) here hence no cooking energy to pay for, where as she would (like most normal people) eat at home

in fact my combined gas / elec payment is only £22 per month.
also have a water meter so will naturally use loads more water if she stays!

I dont want to be out of pocket.... but she doesnt have much £ either

any ideas welcome!

there's a threshold that you can charge on rent a room and not pay tax on it, i think it's 4500 per annum. you could charge that, plus add on for utilities/phone/broadband.

ahhh but it says you can't charge for additional services. so you can charge max of 350/mth, otherwise you'll need to pay tax on it

im sure i wouldnt charge more than £350... actually i know i wouldnt!

I dont think she could afford more than £350
