We've been trying to buy a house but keep missing out so are going to consider a different approach- buy a house less than our budget and allow ourselves 100-200k to do works (although hope we wouldn't need to spend that much. Found this house and really like the plot and location but the space and spec isn't to our taste. How would you extend it? We would want a decent kitchen diner, a lounge, study and maybe playroom. Upstairs need 4 bedrooms but would be nice for one to be really special and big with a dressing room area. Neither me nor partner are any good at DIY. This could be a disaster! House is a semi btw.

ok, here is my version.

downstairs, you have a small quiet study (S) then a utility room / bootroom (U). The utility should include a downstairs loo somewhere. Make sure there is good sound insulation between these rooms so you don't hear the washing machine when working from home.

After that you have a big kitchen (K) and dining room (D) with big doors to the garden. I've made the bottom half of the stairs go straight to remove the awkward corners. Finally, you have a playroom (P) and living room (L). You might want to have big glass doors to separate these from the dining room, or you could have it all open plan, but I'd put doors. It means that you can have different TV / music in each space and not feel on top of each other.

Upstairs, I've put a new masterbedroom at the back right (B) with a dressing room & ensuite carved out of the old bed4. This works because the plumbing for the ensuite is directly above the utility so it is easy to do, and the new bedroom can be v big. However, I've left a flat roof (shaded area with red square) to the left. This means that you can have a big roof light to get light into the dining room / playroom (which might otherwise be dark) and also into bed1. it is an unconventional arrangement, but I think it might work.

@sleepyhoglet without knowing how much garden you have and are willing to lose it is very difficult to help. We are coming to the end of a full renovation plus an extension that increases our living space by 80% and it has been very expensive and difficult to live through.

@MissFritton65 that's really interesting to hear. We could probably afford to rent somewhere else whilst having the work done which might make things easier. The garden is big so no worry about losing space there

I'd put a kitchen/diner on the back under permitted development. Current kitchen diner becomes playroom at the front and some of the back of it plus downstairs wc becomes new wc and utility area. If loft height allows I'd put a master suite up there. If you want downstairs study put it in the front of the current living space rather than a bedroom. Looks a lovely plot.

@sleepyhoglet you could make that amazing however you may need to rethink your budget unfortunately. Our architect said our plans would be approx £150k to second fix; we didn't get a builder's quote under 225 and are over budget.

Original picture is an EA picture on a bright Summer's day ( original outbuildings on left including the outside privy). Current picture on site in November in NW. Extension on right as looking is 1.5m wider than the conservatory.

Wow that's really helpful to hear budget. I'm not sure it's worth it for us at that cost with all the stress of it happening. I suppose it's easy to say oh do an extension but also easy to forget the cost and disruption
