What if I see but can't find something to buy?

With the state of the current market now would be a great time to sell.

I'm a lifelong Rightmove stalker and it is very very rare that I see something I'd prefer to live in.

What if I sell and then can't find anything to buy?

Can I change my mind?
How long would a buyer hold on for while
I'm trying to find somewhere else?

I do think this is an indication that I'm not actually ready to sell, but logically now would be a good time.

Because if I can sell I will get a good price for my property and be able to take a small step up the ladder.

Thing is a lot of what you’d be buying on to will have increased a lot too, so unless you have a lot of equity it seems a madness to me.

Trust me don't sell at the min unless your very sure. The market is awful out there, very few houses and those that come up are sold within days often going to sealed bids and going over the asking price. We sold in June and still can't secure out next home, I wouldn't recommend selling unless your willing to take the above stress xx

Don’t do it. We’re entrenched in a very tedious bidding war/final sealed bids situation right now. Sold our house quickly and easily but buying another one is a war zone.

We had this and lost the chain. After a while we looked again, without putting our house on the market. Estate agents were fine about letting us view when we explained the situation and that we had photos and details ready to go at the push of a button. However to offer without selling we needed to show we could buy it without selling. We found an AIP for much more than we intended to bother which together with all our ISAs, etc meant we could buy without selling on paper. So we got an offer accepted then sold ours quickly.

It's a weird market out there, with very little available.

This isn't a good reason to go through the upheaval of moving house.

What tangible benefits would it bring to your life?

House has probably doubled in value but I get what others are saying about other houses on the next rung up the ladder will also be higher price.

This is another thing that puts me off I don't think I could deal with the stress of it all.

We are currently selling and haven't found anything suitable to buy yet. We have to relocate so not optional sadly. Our house has risen massively in value...but so has everything else so we are in no better (or worse) position. We have a plan B of putting everything in storage and staying with family but it's far from ideal so we are hoping to secure something soon!

@navigatingbreakup This is the fallacy of prices rises being "good". They have the reverse effect if you want to trade up the ladder. A 10% increase in market rates on a 200k house is 20k. On a 300k house its 30k, and so on. Price rises just increase the amount of debt you take on.

We've been trying to sell and buy for over a year now. On our 3rd buyers currently. When we first put it on the market sept20 it took us 6 months to find something. Reason was because we weren't allowed to see the house we wanted as they only wanted proceedable ppl and by the time we sold the house was gone. So then we had the opposite problem. Secured our dream house back in March and hoping it will work out this time. While our house has increased by 10k though the house we're buying increased by 30k. It's horrific out there. Still praying they will go ahead without any problems and not ask for more money last second. As for us we accepted an offer 5k under asking (which was very reasonable to begin with) as we wanted a quick sale so not to lose our onward purchase.

Ok I'm convinced that sticking where we are is absolutely fine. I'm not missing out on some amazing opportunity to sell at the right time as essentially it is all relative in terms of house price rises.

We moved in Feb, a massive downside for us, sold our family home of nearly 18 years, very large detached 5 bed. Moved to a detached 3 bed bungalow. Best move we have made. We got a buyer fairly quickly, sold for over double what we paid for it, started viewing properties, luckily we found the perfect bungalow two weeks after we accepted the offer. If our buyers had started to put pressure on us, we would have pulled out, as we knew we wouldn’t have any trouble selling our house. Lucky for us it all worked out fine, but moving never comes without stresses, unless you are absolutely sure you want to move it’s probably not worth the bother. But if you want to move up the ladder, you will have to do it sometime.

The market is definitely slowing near me, I'm a RM stalker too and in August/September houses had waiting lists to view them as soon as they went on, but I viewed 2 in October, offered asking on the second one (despite it being OIEO) and it was accepted the same day. We were either very lucky or things are calming slightly.

Just try it, they will either wait or they won't . You may lose one buyer and get another . It will either work or it won't but you don't know until you try ! It's your house until you exchange so you can change your mind until then .
I sold my last house only wanting one thing in my next house and I was honest about that . My buyers waited 10 months ! They moved my house and were prepared to wait . They got lucky actually because they made money before they moved .
