How long did it take you to sell?

Also how many viewings? Just trying to get a realistic sense of what to expect having had sale fall through the day we were due to exchange contracts, lost the house we'd spent £££ buying and were really looking forward to relocating to...

It went back on the market the same day 10 days ago and we've had 18 viewings in that time. Some day trippers, some nutters and one low offer.

Beginning to suspect we'll have it unsold throughout winter and planning to auction if not sold by Spring/Summer.

Curious to know how long others experienced while playing this tedious and tense game?

After our sale evaporating on eve of exchange of contracts just over a fortnight ago and circa 20 viewings since we now have a solid offer from a lovely lovely couple.

When it was first marketed in July we held three consecutive Saturday open days with every 30 minute viewing slot booked which resulted in two offers one well over asking and another below.

It appears that for a quirky large house with huge gardens in a quiet rural market town every 15-20 viewers there'll be one who loves it enough to buy.

Am grateful to have had the chance to meet the people who will love our home as we have and also glad the previous sale fell through as they were buying it as a second spare empty home. With 30k plus homeless in the UK this felt all wrong to me.

Off to be on the other side how viewing houses that have been listed since Sept and wondering how low an offer would secure for us.

I’m selling a probate property
It went on rightmove last Monday
Had around 10 viewing on the Tuesday
5 offers 2 at the asking price
1at 5k over the asking price
1 at 17k over the asking price
1 at 20k over the asking price
1 week later it been sold subject to contract at 20k over the asking price which is crazy
But houses on this part Of the street

Houses on this bit of the street rarely come up for sale unless someone dies
It’s jn a tiny catchment area for two very popular infant / primary schools that feed into the 2 local church schools
It’s ten min walk to a train station and you can be in London in 90 mins on the train
It’s a dooer upper as well so I’m shocked at the price but the same house in top spec sells for over £100k - 120k more

Put on the market in September this year - 2 bed flat - not small - over 15 viewings - no offers ! already reduced £25,000 - views over the sea - depressing!

Listed our house at 4pm and had an offer above the asking price at 5pm which was crazy. The estate agent made almost 10k for basically half a day of work in total - not bad if you can get it I suppose!

Bingo *@Jericha* that's exactly what I've been thinking. Although the viewings have been from all over the country to see what looks like a big super unique house with grounds it turns out not to be everyone's dream house. I've had several couples round where one half clearly LOVES it and the other one is pretty much muttering 'over my dead body'.

It's a marmite house. Had been for sale for three years (!) when I chanced upon it & declared it the house of my dreams ticking every box after 5 years of searching nationwide but in a price bracket below the one it was listed at.

I guess I'm in for a long ride. Or accept that a quicker sale will come at a price.

If it’s been for sale for three years and not sold it’s too expensive .

Just drop the price and sell so you can move on with your life.

@Double3xposure it was for sale for two weeks not three years until we had an over asking price offer. Both times.

When I bought it a decade ago for an under asking price offer it had been on for three years. The old lady selling had built it as a newly wed, raised four kids and was eventually rattling around in her own but naturally didn't really want to leave it I think.
