All comments welcome. Range cooker is built into an original chimney breast so cant be moved. Sink plumbing needs to be along external wall as underfloor heating is laid/floor tiled. We need a full height fridge not undercounter (freezers are in adjoining utility as is all laundry). Thanks.

your photo of the plans is too small for me to read any text or give sensible comments.

But it looks OK if you want the 'range in fireplace' look. I'd never do that because I like space immediately beside my hob to put hot things down, but each to their own.

There seems to be very little space between the island and the other cupboards. Personally I'd leave the island out. Do you have a dishwasher to the right of the sink? Unloading it will be a pain as you can't get past it with the island in the way (we have similar and I HATE it).

I'd also prefer more symmetry in the cupboards especially the long stretch with sink etc. There doesn't seem to be anywhere near the hob to keep utensils (no drawers?). Lastly there doesn't seem to be a huge amount of cupboard space for what is a pretty large kitchen. Think of everything you'll need to store and what you'll put where - dinnerware, cups, glasses, cookware incl any food processors etc, food, herbs etc.

Which is the door into the kitchen - the one to the right of your drawing or the one underneath the island unit? If its the latter, that would be very awkward.

I will see if i can make the plan bigger thanks. There are 2 dishwashers to the right of the butler sink (the other sink is a small sink with boiling water tap for tea making (rest of appliances are in breakfast cupboard with bi fold doors).

The space between the dishwasher and island is ok - we have always had that space.

I totally agree about all symmetry as am so disappointed with the plans and lack of drawers and lack of storage.

The chimney is structural and I would never remove it as it is a period feature and whole house is in period style therefore it seemed only option to have cooker in it or it looks odd.

Door to kitchen is near island/cooker. Door to utility is near fridge. french doors are to garden. Doors have been in this position with island for 10 plus years and never caused any issue - plenty of space with island and for route through to utility.

Tried to enlarge the plan. I should add that the kitchen door near island is always open and flat against the wall. We have never closed it - which may be why it doesnt annoy us.

Does no-one ever sit at the island then? Not sure I see the point of it in that case.

we had a seat at the end of the island for the last couple of years and no one has ever sat there but we are considering including one to encourage someone to sit there - perhaps they will when the kitchen is lovely or there are more visitors. I think the main reason for an island is so the main run of work surface for baking etc is not facing a wall as it makes me claustrophobic to work facing a wall and the sinks are under the windows.

where is the fridge? is it all the way down at the opposite end of the room to the hob? that would definitely annoy me.

Yes no designer could find a space for full height fridge due to windows etc and i didnt want under counter. It may not be as awful as it seems as breakfast cupboard has toaster, microwave, tea making so it may only be once a day that food would need to be taken from fridge to cooker. Would be better to be more mid way down the room though if there was anywhere not at far end.

Re fridge : If you took the island out (there isn't enough space for it anyway by the look of it) you could have the FF between the door and the pillar on the bottom wall. Or it could go to left of cooker. Or if you change your dishwashers to two 450 ones it could go to right of them by that pillar.

Keep the island, its your main worktop and storage. I have less space round my island and its fine.
Not sure about the single lonely wall unit near sink. Either lose it or give it some company. Or maybe some open shelving instead?

There was not meant to be a wall unit on wall by sink but then I agreed to a plate rack but this design has a plate rack with a cupboard added to the side which looks very odd and wont be happening. Not sure if plate rack will happen either. I dont really like wall cupboards as feels even more claustrophobic facing work top with wall units above them.

Ceiling heights are 2.7m and units illustrated are 2.4? Should I go higher?
