Remove the en-suite?

Hey all, I have a small double bedroom with an en-suite.. my question is .. do I remove the en-suite and have more space or should I keep it?

My rooms awkward as one side of the bed is stuck against the wall which I hate. The only way to put the bed in the middle is to remove the en-suite. Already have a bathroom and a W.C downstairs ..
What’s everyone’s thoughts? Show me your small bedrooms!

Depends if you need the extra bathroom/you have a separate shower or shower over bath and are happy with it. You could always tape your ensuite door shut for a week so you’re not tempted to use it and see what it’s like living without it.

If you have to go downstairs for anther bathroom then I wouldn't.

Is the only other bathroom downstairs? If you’re not planning to move any time soon then do whatever suits you best. However, if you’re selling and you don’t have a bathroom upstairs you might find your house is worth less. But I’d equally question why a bedroom so small has an en-suite in the first place. Are there any alternatives options to rework the floor plan? Even something as simple as replacing a regular door with a pocket door can give you a lot of space back.

If the only bathroom is downstairs then no. Or you could remove it whilst you live there but leave the plumbing in place and look to put it back if you plan to sell.

Houses are for living in, not for the potential to sell.

Hi @Xxrzx I think it might depend on how many other bedrooms you have, if it's a 2 bed house then probably it might be fine, if it's a 4 bed family house then I'd say definitely not.

Do you have a floor plan of the bedroom? Sometimes changes to the layout might help e.g. moving the entrance to the ensuite instead of getting rid of it.

Tricky without dimensions but… is it the bathroom door being where it that’s the problem? A pocket door to the bathroom would mean that the door doesn’t need to open into the room and would get some space back. Alternatively what about moving the sink so it’s under the window and moving the door to the bathroom to where the sink currently is? Again I’d do a pocket door so it doesn’t need to open outwards.

As it's a 2 bed house then yes, I would definitely remove the en-suite. If you ever sell you can let people know that the plumbing is there so it can easily be reinstated.

I agree with @LakeShoreD, can you move the door to where the basin is now and move the basin onto the wall with the door? Would that be enough space to move the bed away from the wall? It's hard without dimensions but it seems a shame if to lose it if the only other bathroom is downstairs.

I would OP. I hate tiny en suites and would prefer a bigger bedroom and a proper bathroom.

There is a good sized bathroom upstairs and a WC under the stairs. The en-suite is not needed but I'm not sure if it will bring the value of the house down. Don't like how small the main bedroom is because of it. It's a square taking up the corner of the room. Can't move the door either. Btw it's a 2 bed house. Need all the space I can get

Ohhh I misread your OP and thought you were saying the bathroom was downstairs. If you already have an upstairs family bath and a downstairs loo then that’s perfectly in proportion for a 2 bed and I’d 100% remove the ensuite.

2 bedrooms sharing the upstairs bathroom is really unlikely to be an issue, particularly with a downstairs WC as well. I really don’t imagine many. future buyers being put off.

I wouldn't hesitate to take that out. Nobody needs more toilets than bedrooms. I don't think it'll devalue the house at all, and I'd actually pay more for a bigger bedroom than extra toilet if I was looking for a 2 bed.

A 2 bed house with one upstairs bathroom is fine. I’d take out the en suite and have a larger main bedroom.

The only exception is if you might ever want to let it out, as sharers would probably prefer two bathrooms.

I would make it a walk in wardrobe, I don’t think small 2 bedroom houses need an en suite if the pay off is a small bedroom, particularly as you have a downstairs wc, however if you are not staying long I would be inclined to keep it as it might reduce your pool of buyers who need or want 2 bathrooms.

3 loos in a 2 bed house is a bit of overkill in my view, especially if it's made the master bedroom tiny.

What are the actual measurements if your bedroom? If you have to have the bed against a wall, it must be pretty small.

Loads of 2 bed houses/flats only have 1 bathroom and no further loo or Ensuite and that ratio is absolutely fine for 2 beds. As you already also have a downstairs loo, you're laughing.

Yes, useful to be able to tell potential buyers, they can esasily have an en suite if they'd like one as plumbing there.

I think 2 bed places are often flats and they might have an Ensuite these days, but there woukd t the the extra loo. 3 loos for a 2 bed der seems excessive, unless it's a grand old place with vast rooms.

Are you certain the door can't be moved? Even if you went for the narrowest width. Swapping the sink to where the door is makes more sense.
Agree you are on bathroom overkill but with the fitted wardrobes, would it substantially change the layout you can have even if you remove the en suite
