Loft conversion in large 3 bed.

DH and I are considering a loft conversion or second floor extension in our new house. Or I thought we were but it turns out DH thinks we will need to do an extension to enable a loft conversion.

I've told him he is daft - the 3 beds are all large doubles - footprint is 750sq feet ish. He reckons it will be too tiny up there. We were hoping for a master and en suite - and not too tiny.

I know dormer windows could help, or even raising the roof, but I'm not sure how big a job that is.

Anyone know whose right?

Further info: my spacial awareness is much better than his; he looked in the loft.

You will be fine getting a double plus en-suite, builder may need to put a box on the hip and gable of the roof to make it big enough.

Have houses the same as yours nearby done it?

We did a loft conversion on a previous property and enjoyed a builder who specialised in our type of houses. We benefited from his advice and it was a fabulous room.

750 is not large, especially as that includes a bathroom too. Yes, we put up with smaller bedrooms shoebox houses in this country but let’s not call it large. Going into the loft will give you lots of space but it’s a big job. It will probably need structural support and taking down the ceilings to do it properly. Worth doing if it’s your forever home.

It friends on the construction of the roof. What type of rafters support the roof and how much slave is there for headroom? Not all houses can convert lofts into living space. So get a survey done and remember you need building regs for it and the stairs up to it for habitable space.

My two bed flat is 560sq feet and while not huge is comfortable, so 750 should be ample (and my terrace house is way less footprint and the loft bedroom is the biggest in the house, plus an en suite). but how much if that 750sq ft is the right head height? Look at what your neighbours have done - probably need a dormer.

We could get a decent sized master and ensuite in loft of our new build semi. The problem we had was finding space for the new staircase. The stairs need to come to the highest point of the loft, so we needed to take away a box room to allow for a staircase to loft.

You should be absolutely fine. We're planning a loft conversion for our house, which has a 900sqft footprint. The house over the road (which has been for sale recently, so I've seen floorplans and dimensions) has got two really good sized bedrooms and a separate bathroom up there, so we're planning on doing the same but with a full width dormer rather than individual gable dormers, like they have. I think dormers would make a huge difference to any loft conversion.

Thanks for messages, we went out of signal for a weekend away so I am just coming back now. There is any easy place for a staircase in a large bathroom, so I am ok with that bit.

It looks like it is worth exploring more

A friend has a lovely loft conversion, three bedroom (two double and one single) 1950s semi. The loft has two small double rooms and a nice shower room. Stairs cut into single bedroom so that is now an office space.
