Which House Would You Buy?

DP and I have sold our house and currently looking for our next (potentially forever) home.

We have one DS who is 2 in January and would like to star TTC this time next year.

We’ve got two houses that we are both interested in. Both houses we both really like but DP prefers one and I prefer the other (typical!)

House A - DP prefers this house:

Great semi-rural location
3 good size bedrooms
Large garden and great dog walks on the doorstep
Great schools nearby
Close enough to both sets of parents
Still within reach of friends
Will need a second car to get to work

House B (the house I prefer)

20k cheaper
Looks more appealing / pretty
Detached
Garage
3 bedrooms (but one is a box room)
Big garden
Not as great location
Still within catchment of great schools
Parents / friends still relatively close by
Would need second car
Needs a bit of cosmetic work (old person has lived in it)

We feel we could live in either house. We just can’t choose?!

Which one would you pick and why? Maybe you think of something we haven’t considered?

Definitely first one. Sounds just like our house! Not pretty to look at but 3 good size bedrooms, walks on your doorstep and great schools absolutely trumps kerb appeal imo.

Huge congrats OP! For what it's worth it would have been house B for me no contest! You can do amazing things with box rooms with a little bit of creativity and good use of space. Good luck with the move!

Thank you so much everyone, for your kind words. I am still in utter shock and keep getting whizzy butterflies in my tummy when I think about how much we will enjoy that garden, for a start!

Looking forward to really putting my heart and soul into making it perfect for us.

Funnily enough, I am worrying less and less about the box room after reading some old threads on MN about box room space!

If we are fortunate enough to be blessed with another child, no rush to sort box room for a few years and by then we may be in a position to extend anyway!

Yes, this!

I remember when I was looking for my first flat - as a single women in my mid 20s - I saw a one-bed flat where the couple who lived there had been sharing their bedroom with their 2 year old and felt it time they got a bigger space.

How odd, I naively judged.

Well, that one came back to bite me! But in a nice way. Both my DC co-slept. DS quickly trained us that it was the best way for everyone to get a bit of sleep.

I can't remember when either of them fully moved to their own rooms, but it wasn't before 2! And 8-yo DD will appear in my bed by the morning, most nights, still!

Now suddenly feeling extremely overwhelmed with everything else such as porting the mortgage and having to exchange and complete on our sale as well as our purchase. Feeling out of my depth!

@Independant You will be fine. Just be sure to use a decent solicitor, preferably a local one. They're so much better as you can hand deliver documents etc to hurry things along. I used an awful online solicitor once who blatantly lied to me for weeks, saying they hadn't received the contract from the other party. Then she went on holiday and somebody else dealt with me... and what do you know, the contract was sitting on her desk Hmm Even documents I sent recorded she apparently never received, so I had to send special delivery in the end. These online "solicitors" are cheaper as they often take on far too many cases and can't deal with the workload

@CellophaneFlower we are using a solicitor who is local to us and is located about 3 miles down the road thankfully.

One things for sure - I am definitely never moving again! Lol! It’s so stressful! X

Only just seen the thread. Congratulations on having your offer accepted. I would have chosen house B as well. Detached is better. If you need some ideas look at Old House, New Home with George Clarke on Channel 4.

Definitely property 2, it's detached which is a huge advantage over a semi, and secondly it's got a nicer layout. I don't property 1's sloping ceilings and sleeping under a RSJ because of the weird layout.
