Macclesfield vs Poynton

Hi! We are considering between the two new developments - Bellway King's Quarter in Macclesfield (close to train station and groceries) or Bloor Homes Kingswood in Poynton (close to motorway). We have to commute daily to/from Alderley Edge. Do you have any recommendations or things I should consider while picking between the two areas?

We have 2 little girls and would like a nice area with parks/walks/amenities close by. Also considering that Macclesfield is almost 100k lower in price than Poynton when looking at similar size homes. We are hoping to stay for at least 5-8 years in this home so property resale value is important to us too. Thank you! xx

I know it's not right next to Macclesfield but have you considered Sandbach?
Loads of people I know work in alderley edge, knutsford and some commute into Manchester.
I agree with other posters that Macclesfield is sadly on the down (as is congleton) but Sandbach is really on the up and there's a lot of new builds around here if that's what you are interested in.

To be honest I’m of the view that nowhere is perfect. I know most South Manchester/Cheshire towns pretty well and all with have their pro’s and cons. I wouldn’t necessarily rule out Macc because the town centre isn’t very pretty/run down but it depends on what’s most important to you. I’ve recently met a couple of people who have moved from London to Macc and love it and also know someone who’s decided to move from Wilmslow to Macc because they prefer the surrounding countryside - so the town centre needn’t be a deal breaker but it’s a question of priorities. It’s ideal for a commute to Alderley.
If you look at south Manchester town centres such as Wilmslow, Cheadle Hulme and Bramhall none of them are that great.

For convenience with 2 small children, I think you’d be hard pushed to find anywhere more convenient than the Macc development, especially given requirement to be in Alderley. Once you are home you probably wouldn’t have to drive anywhere in the evenings or at weekends.

I don’t know how old your children are but there’s a great play park and cafe in West Park which again would be walking distance.

If you stay there long enough for your children to go to High School you’d never have to do a school run! As teens it would be easy for you and your children to travel as you are walking distance to the station too (maybe not with a heavy bag).

I think as times goes having to use the car as little as possible will be a great benefit.

I guess like all new builds the plots will be small but again you can’t have everything. You need £450k - £500k + for a 4 bed detached in Macc. One at £450k wouldn’t be new/top spec.

I'm in Macc and you're looking to buy on the right side of town for an easy drive to Alderley Edge.

I commuted to Manchester by car pre lockdown. The trains are more expensive to Manchester from here are its outside the greater Manchester travel zone which is annoying!

Hi there. We are considering 2 developments for relocating. Fairways by Anwyl in Handforth, Sagar Road VERSUS Kingswood by Bloor Homes on Chester Road.
Our priority are schools as we have 2 young boys. We need to consider both primary and secondary schools because wouldn’t like to move again for at least 10 years.
I have read that both areas have flooding issues, does anyone know where exactly has flooding been the worst?
