Would you buy near a river?

The house is very old and has, as far as i know, never flooded, but its right next to the flood plain. The last time the river flooded 2 years ago it was about 30m away from the water with only a slight incline protecting it.

I live next to a river that regularly floods. I think it has a 1 in 100 years rating but since moving in it has been 1 or 2 times a year it has been bad flooding. The house itself is 100m away from the river up a hill and has never and I doubt ever will flood.
But because we own the ground next to the river getting insurance is a drawn out process. We have to answer that yes the property floods as once the river bursts its banks it is on our property. This rules out many insurers but have found any insurance with AXA as an underwriter accepts this. Our mortgage stipulates that I then have to inform the insurer of the grounds and occasionally the outbuildings flooding and have them note this and confirm we are still covered for flood damage, and include our mortgage provider as a someone who can access our insurance details.
However, i wouldn't say the insurance is expensive because of this, a lot of low cost insurers are underwritten by AXA in my experience. Moving locally from a similar property with no flood risk to here worth double the price has increased insurance by about £50.
During wet weather we are in high alert to move our chickens and motor vehicles out of flooding zone, have sepa river level website as a favourite website stored on my phone but it is a small price to pay for a beautiful location with the calming surrounding of the river on our doorstep. During lockdown felt like the luckiest people in the world, my kids swam daily without leaving our garden!
