Loft conversion

I am interesting in converting my loft into an office, it would only need to have a window and walls floor done, nothing to fancy as it is simply a place for me to work in peace from the family. What sort of price would I be looking at and what did you pay? I live in the midlands.

To ensure it's safe you'll have to do it in line with building regs, with a proper staircase and all the right insulation, etc. We had a loft conversion done at the lowest price quoted for £35k a few years ago. (Also midlands.) Most quotes were more like £40-45k though. That included a dormer and ensuite though. I think the cost of materials has gone up though.

The cost difference between having an ensuite or not was only about £2k. Worth considering as it will add value.

Try googling deluxe loft storage rooms OP. There are companies that strengthen the floors, add a window and fully plaster etc for far less than a proper conversion. It won't be classed as an extra room if you come to sell, but I'm sure it'd be a selling point for somebody who doesnt require a habitable room, just an office/safe storage.

Depends on the property obviously, but If you go down the 'posh loft' route then you could probably have it done for £5-6k or so, with nice large fold-down stairs with handrail etc. Add on £1500 for air conditioning/heating. Personally I'd do this route - many buyers will still see the value & the return on investment may well be higher than a full loft conversion.

Doing it as a bedroom/fully to regs will be £40k+ minimum as the overall costs mean you may as well get an en-suite to a good finish etc.

Ours ended up costing c.£70k (inc VAT, Yorkshire, in 2019) but that was a habitable bedroom with en suite and some bespoke glazing. We definitely spent more than we needed to, but given the price of materials and how I'm demand builders are, for a fully compliant room I doubt you'd pay less than £40k.

It’s not that simple.

You may have a truss roof so need trusses removing and steel supports. The doors have to be fire doors and a permanent staircase. You have to have mains connected smoke alarms. You have to have reflective insulation.

We paid 16k for a “simple” office space 20 years ago. Yorkshire.

Tbf, it was done very well and has stood the test of time. No issues and no regrets.
