sold but no houses coming up and local EA stonewalling me

I missed out on my dream house becasue mine wasn't for sale so i put it up sold and now there is nothing on the market.

Also i got a few valuations in and went with one EA. The EA who valued who we didn't go with is being really ignorant to me. A house I quite liked came up with them and he ignored my messages until i copied in his office, stood at the door and did not show me around house and took 5 days to reply to my offer, by this point someone else had offered and accepted. No chance to up my offer.

It all feels a bit hopeless now winter is almost here ... there are 60 houses for sale in my town and all of them out of my price range or awful (my budget is fair for my town, there's just nothing up).

I'd hate to loose house sale because i can't find anything to move into.

Do i need to do anything to break tension with EA?
Please tell me something will come up soon. Anyone have any nice stories?

Are they stonewalling you or are they just really busy? I’ve just had an offer accepted on a house in a small town and one of the agents I viewed with is a one man band who was swamped. I missed out on being able to view two houses as by the time he got to my enquiry they had sold!

That’s a good point. I think it’s because all the others are so responsive I could be being paranoid

You could try writing a nice letter and posting it through the doors of houses that might fit the bill but are not up for sale. You never know - someone might be thinking about moving.

I second putting letters through doors of houses you'd be interested in. It's very common here and effective. Be polite, state your position (sold) a little bit about yourself (you are local and want to stay in the area but there's nothing suitable available), and why you are putting the letter through (you admire the house and would be delighted to put in an offer should they be thinking of selling). Add your contact details so they can email or call you. Out of 20ish letters I got three replies, one positive, two noes. It's worth doing 20-30 at least, maybe more.
