Current Land Registry / deeds waiting time. Anybody know how long?

I was hoping someone here may be able to shed any light on how long it is currently taking for the Land Registry to complete applications?

We are buying a property. When the vendors went to sell it to us, it was discovered that their previous solicitors (from when the vendors bought the property around 18 months ago) forgot to send the application to the Land Registry.
There's always some new surprise when buying a house, isn't there?!

Anyway, nobody seems to be able to tell us roughly how long the Land Registry are currently taking to complete deed applications.

TIA for reading and for any info you can share.

It’s taking a while. I bought in June and am still waiting. Asked my solicitor about it last week and she just said “everything is taking forever”

SweetBabyCheeses99 · 27/10/2021 21:39

There are two separate issues here - land registry delays due to lockdown vs. The solicitors forgetting to send the application in!!! It doesn’t really matter how long the delays are if the solicitors don’t even apply. I would be tempted to complain to the SRA about them as that’s seriously dodgy.

Thanks for the replies :)

@WhatAWasteOfOranges Our vendors say the oversight came to light in July and they applied as soon as they realised. Our Solicitor refuses to be drawn on even a ballpark estimate for the time it may take to go through. I hope you're not waiting too much longer.

@SweetBabyCheeses99 I agree with you. They applied in July. It's up to the vendors whether they complain or not, I guess. If it was me, I'd be raising hell! I am just wary of it dragging on beyond the point that our mortgage offer expires and we have to reapply.

Our sale completed in January, solicitor forgot to send to land registry until end of May. They are still not back.

parkrunner1977 · 28/10/2021 20:54

We completed mid June and land registry was updated in July. Received all our paperwork from our sol a week or two after that.

niki26 · 28/10/2021 21:17

We completed end of June and got our confirmation of registration paperwork from solicitor on 11th August.

Odd how some seem to be taking ages and others appear relatively quickly.
Forgive my ignorance, but does anybody know if there's on central "land registry" place where it's all done, or would they be processed locally and then uploaded to the Land Registry?? I'm just trying to think of reasons for the discrepancy in timescales.

Should read: *one central

They probably already know this but they can apply for an expedite. Seems like your situation might meet that criteria. www.gov.uk/guidance/request-an-expedite
It doesn't cost anything and would be dealt with quickly as long as what has been lodged is in order. Any issues with what has been submitted, or often not, like restriction compliances, will obviously mean it takes longer anyway.

ChampagneCommunist · 28/10/2021 22:14

You can only apply for expedition in a very few cases.

I am finding "normal" cases are taking up to a year, complex cases, longer than a year

ZimZamZoom · 29/10/2021 09:28

Thanks @MissDai5y I've emailed our solicitor to ask that he checks whether or not they have requested the application to be expedited. I don't know if our mortgage offer expiring is a valid reason to request expedition but I'd like at least one of the three sets of solicitors to find this out on our behalf!

OVER A YEAR @ChampagneCommunist ?? :( :( :(

Your Solicitor/their Solicitor will be able to check on the land registry portal for an estimated completion date for the application.

Frecklespy · 30/10/2021 22:59

Straight forward transfers of registered titles are quicker than transfers of part requiring new title numbers and title plans (such as new builds where new plots come from a bigger plot) and first registrations.

InFiveMins · 30/10/2021 23:03

They are taking ages. Backlog thanks to SDLT holiday.

Just need to be patient.

ZimZamZoom · 31/10/2021 19:17

Thanks @CLP86 I will pester the solicitors this week about that. Ours replied to my email late on Friday and said he doesn't expect it to take longer than 3-4 weeks now. I hope he's right.

@Frecklespy As far as I know it is pretty straight forward.
