Selling/buying timings

We would like to sell our house and move to a slightly larger house. We've had our house valued and have got our AIP for our mortgage. However one of the conditions of it is that I have gone back to work once my maternity ends and have received a payslip before the loan contract can be issued. I go back to work mid Jan and will get a full pay cheque that month (used accrued annual leave for the first 2 weeks)

The market where we are is very busy and we have been told that it's likely that our 2 bed will be snapped up quickly, however I'm now concerned that we won't look very attractive to sellers for a couple of months as we can't proceed until the end of Jan. One EA told me even if we were the highest bidder he would be reluctant at this stage to advise sellers to accept our offer.

Should we postpone putting ours on the market for a few weeks (but worried people won't be so keen to buy once December/Xmas is looming) or should we go ahead and assigning we find buyers tell them that we won't be looking for a property for a couple of months and hope they are willing to hang on?

Any advice greatly appreciated!

I would say wait until you are ready to go. The uncertainty may attractb buyers that will say yes now, and keep looking on the side for something better Alot changes in a couple of months and buyers that were willing to wait, may change their mind down and you are back to square one.

We have just had a mortgage offered despite me being on maternity leave. I had to get a letter from my employer stating I was going back and my new salary. That was all. Maybe changing your mortgage provider could move things along.

@CBass2021 I was under the impression that would also be enough for our mortgage provider but apparently not!
