I am after some advice.We we’re due to exchange contracts on our house sale this Friday but our buyer’s solicitor has thrown a spanner in the works at the last moment. Okay Our buyers are not married.They are due to get married last year.The lady’s dad lives with them who is in his 80’s and will be giving a considerable portion of money towards the house purchase.The dad has declared that he doesn’t have anything to do with the property,he won’t go to a care home as he will be living with his daughter no matter what happens. I understand that Solicitor will require more information incase it’s a case of money laundering but the Solicitor has come back at the eleventh hour demanding a letter from the mortgage provider about their terms and conditions.The mortgage lender are aware about dad paying towards the deposit.Our buyer was in tears and she has tried everything to get it sorted.Her Solicitor has confirmed that they will look into it today but I doubt if we will be in a position to exchange the contracts this Friday.We probably could have waited for this to get sorted out but we have to move out by end of this month.Our son has got Grammar School places so if we don’t move we have to put the preference of the nearby Grammar School as the first choice.If we give the choice of the other Grammar School as the first choice and at a later date the sale falls through,our son will lose out on a Grammar school place due to this mess.The last date of submission for a school place is 31st October so it’s imperative we move latest by 29th October so that we can apply through the relevant Local Authority.We are thinking of waiting until next Tuesday and if by Tuesday exchange of contracts doesn’t happen then unfortunately we have to pull out.Any experts in here who can advise how long does it take for Solicitors to get documents from mortgage lenders.It’s a written letter from the bank to clarify the terms and conditions as the bank’s terms and conditions as stated by the buyer’s solicitor is a bit ambiguous.Any sort of advice will be greatly appreciated.
