Estate Agent literally shouting and trying to browbeat me

I had a phone call yesterday from the estate agent "director" yesterday (even though I had asked for a call back on Monday and nobody bothered to tell her and she never did the the message); she said she was going on holiday but before she went she wanted to get me more viewings. I knew what was coming....

She proceeded to build up to her crappy sales pitch about how great she was a valuing property and what a great saleswoman she was blah blah blah. It went on and on. Then of course she told me she wanted to reduced the price by about £12,000, but she would get me the current asking price by doing this. Absolute rubbish.

Much to my annoyance she then started shouting and repeatedly saying my name and was trying to browbeat me into a price reduction whilst giving me the same self inflated sales pitch and improbable tactics they promised in the first place. I near enough had to practically hang up on her to get her iff the phone.

What would you do about this. I want to give notice but is there particularly wording I have to say to get out of the contract?

The thing to do is either put the phone down or say calmly "stop shouting at me or I will refuse to engage".

What does the contract say about terminating it? Minimum term? Amount of notice required etc?

Just tell them you've decided to come off the market. You might have to wait to re-list it with another agent though, check what your contract says.

I will have to re-read the contract, but it was 6 weeks exclusivity and 2 weeks notice. I just don't want to word anything wrong as I think these people come across as smarmy con artists. Unprofessional to say the least.

I did say to her that I would rather take it off the market and I'm not desperate to sell. They were very poor they did get viewings at the start and now they have dried up. The communication was so poor.

I have looked in my email to re-read the contract but when I press in the business & marketing agreement pdf link it just takes me to a map of my property. Why would that disappear?

Bloody hell. I’d sack them. I’d also make a complaint (perhaps after you have sold as all estate agents know each other well) to whoever is her superior. How dare she !

Very patronising this woman is too. They really think you are born yesterday with the utter blarney they come out with.

My friend said her friends flat was in the market for a year, changed agents and was sold for the asking within 2 weeks.

When I was looking for different estate agencies to do the valuation one was absolutely horrid. (Not the one Im with now). He was so unbelievably aggressive.
He tried to gaslight me when I called back and insisted he had not said something he did. He would not let up either and went as far as saying I had not spoken to him and I must have rang another agents. I knew his name do he said yes that was him but he didn't say that. I knew I wasn't going mad, as I had told a friend what he had said and she confirmed it.
I didn't even let him come round to value it after that aggressive conversation.

When our EA shouted at me when we were selling our house earlier this year I simply passed the phone to my husband who put the shouty guy to rights informing him if he ever shouted at me like that again that a kicking would follow. Hubby also informed him to lay off the coke during working hours.

Hubby is not violent but can really put on a calm collected psycho voice when needed.

EA was like a kitten with me after that.

If they come across that way to you when you're paying them, imagine how they may come across to potential buyers. Some buyers may have been put off by their attitude. We once considered withdrawing our offer on a house and telling the sellers we refused to continue with their agent- my DH is a very patient sort of chap but even he had had enough.

Agents often forget who they are working for, DH put our EA well and truly in his place when he we wanted us to reduce our price. Don’t be bullied OP you pay a lot for the EA service.

I had this happen years ago, but the agent was trying to get me to accept an offer I wasn’t happy with. We declined the offer and ended the contract.

You don't have to use any specific wording. If the six weeks is up just write that you wish to end your agreement with them as of X date. Keep it professional and ignore any imploring from their side. In the meantime look at other agents.

Thank you for telling me your experiences with these "professionals" who like you said forget who they are working for.

Before she had even got me one viewing she said they are piloting a scheme where they charge a buyer £2 or 3,000 to get sellers to drop their prices significantly, as she "knows what to say". She said we could knock them down by £50,000 or £30,000 or £5,000 and. you would only pay her £2-3,000. Hmmmm now I'm wondering about that the one and only lowball offer she insulted me with. Surely this is a conflict of interest.

It's a London independent agent, with 2 branches.

Just give them the two weeks notice and ask for confirmation of receipt, you don’t need to explain any further than that. Perhaps get some market appraisals done before you select your next agent to ensure you have the right price in mind.
