Made offer, no reply

We have not heard no but then they haven’t said yes either. The offer was now made nearly two weeks ago.

At what point should we push for an answer? On the one hand don’t want an answer we don’t want but on the other hand we are in limbo somewhat.

I would certainly be chasing for a response by now. I'd have probably chased the very next day...

bilbodog · 18/10/2021 17:50

You should have received some information way before now.

Magicalwoodlands · 18/10/2021 17:51

Thanks, I thought as much!

Some info from the other side...
My estate agent informed me on Friday that a full asking price offer had been made on my property. As there were a dozen more viewings on Saturday he suggested we don't respond in case someone offered higher. Today I was told although none of the others offered the same there were still some viewings booked in in the next couple of days. I said I wanted to go ahead with the potential buyers as I didn't want to lose them so the estate agents said they would check that they had the funds they said they had, implying that would take a few days. But I don't know whether they have been told that their offer has been accepted or that the estate agent just wants the other viewings to go ahead. Not two weeks I know but not immediate either.

lostmymarblesbutfoundthewine · 18/10/2021 23:18

I'd say you should have absolutely heard something by now. We kept a buyer waiting for 24 hours as we'd already booked in another viewing and I felt bad doing that!

Autumnbaths · 19/10/2021 05:20

Two weeks is rude and taking advantage of the current market. Keep looking - that seller is trouble.

Your reply is they’re sitting on it hoping for better. Or it’s upset them and they don’t feel you deserve an answer as they’re so insulted - I have had that happen a few times!

@Corona: how can you accept an offer without knowing the buyer’s financial position? Ordinarily an estate agent asks for proof of funds and identity before presenting offers. Without this info an offer is meaningless.

Magicalwoodlands · 19/10/2021 06:01

The house is on the market for just under £500, and we initially offered £475. They rejected this and we offered £488.

It’s the 488 one that’s been left hanging.

Bloody hell - two weeks ?! Definitely chase this. Obviously sellers can have all sorts of good reasons for not wanting to decide on an offer immediately (further viewings booked already or just needing to work out how an offer affects a chain or whatever) but at the very least they should have told their estate agent how to reply to you. Yes/no/counter offer/reasons or ‘will be in touch after the weekend viewings etc).
Sounds as though you’ve slipped through a net somewhere.

Aimee1987 · 19/10/2021 08:23

@Gribbit987 we had an offer accepted based on a mortgage in principle being submitted. As the offer has now been accepted they want the proof of the deposit.

I would be chasing by now. Our offer went in last Tuesday as they requested best and final offers and had stopped viewings ( there had been 3 of us bidding on it for the past week). I chased on Friday and they said they were waiting to hear back, DP chased on Monday and they said the same then they called us on frisay to say offer was accepted. In our case the house belonged to a woman who had passed and the two sons lived abroad with a solicitor managing the estate. I think that's what caused the delay but fingers crossed for no more long delays but we shall see.

TheEconomista · 19/10/2021 08:54

They are probably gathering offers before going to best-and-final. The EA should have told you this though. Call them!!

Alonelonelylonersbadidea · 20/10/2021 15:37

I've only done this twice, but had responses both time (England and Scotland) within a couple of hours.

Walesrecommendations · 20/10/2021 15:41

Ive waited 2x 4 days to hear back on offers we made and neither went well- one kept us hanging whilst they verified a cash buyer and the other the vendors made really odd excuses for why they needed more time to think about it. The house we're buying the vendor accepted straight away- with our sale I told the EA to tell the prospective buyers we would let them know first thing the next day and stuck to that. Any longer than a day or two is messing you about without keeping up communication with you.

lobsterkiller · 20/10/2021 20:54

I had this, they had accepted another offer and the agent didnt tell me. I found out, after that offer fell through and asked if I still wanted it.

Roselilly36 · 21/10/2021 08:08

Sounds like they have gone with a better offer and not had the courtesy to tell you.
