What do you think of the price on this house, and kitchen and bathroom ideas

Curious as to your thoughts on this house...
It's a 20s house and will be a 10 min walk to a train station due to be reopened in 2022/23.
If we bought it we would be wanting to extend eventually (at least single storey) but would live in it as is for now. It would need a kitchen and bathroom refurb which we would want to do fairly cheaply but nicely. Ideas very much welcomed!!

Predictably, knock kitchen into dining room to make it bigger. The frontage and garden need a fair bit of money spending on them, not looking great right now.
The drive/front garden or front of the house itself? Thank you. Hoping to do most of this ourselves!

Has it already been extended, wondering about the large joist running through back sitting room and bedroom? Knocking through requires going through a structural wall, which is not a problem just more expensive, but may be tricky as those joists will need supporting so you might need a pier rather than just an rsj. Who owns the hedge?

Great area its a good purchase. Garden needs some work and kitchen knocking through but overall I like it. Positive vibes from this one.

It does seem expensive for a three-bed, looking at the others on the road that are much bigger.

I think it's a lovely house with lots of potential. I am guessing but I think you'll need 7k for the bathroom, 5k for the frontage and around 3k for opening the kitchen into the reception room (as long as you're happy to keep the existing kitchen for now). Then you'll redecoration money. The flooring upstairs is described as wooden but looks like plastic imitation which you might want to replace - though maybe it's real wood and it's just the pictures giving it the shiny look of plastic laminate. I guess the downstairs is similarly dated? Another 1K for that? You can save money by doing things yourself though if you want higher end finish it will cost a big wadge more. I'd want at least 15K put away for basic renovations and that does not include the costs of getting the garden into a better state. I'd want to do something with the lean-to as well which is probably pretty expensive. All of it seems liveable with though so perhaps no rush? And at the end you will have a really lovely house.

Nice to have your views :) we are loving it more as we think about it more and the work we can do to make it look great.
Log burners in both reception rooms too probably.

Super helpful estimates - thank you OH can do basic building tiling plastering thank goodness but definitely some costs there to think about We would likely put an en suite in the big bedroom too (shower) and have roll top bath in main bathroom .... will keep us busy Blush

Nice looking house, and it looks like it will grow with you - the bedrooms are good sizes (so nobody fighting over who gets the "box" room). Also looks like it would be very liveable in meantime but easy to make tiny changes that could add value - tidying up the front and rear gardens, the side utility/storage area cleared (outside sink/laundry facilities added?), re-grouting the bathroom and perhaps painting the kitchen cabinets to look more contemporary would all be quick/cheap fixes.

Then longer term you could think about knocking through the kitchen to reception two to make a big kitchen/diner/family room and possibly reconfiguring the downstairs cloakroom to add a shower (knock out the cupboard/pinch a bit of space from the kitchen?) Might not be too pricey since the plumbing's already there and it's nice to have a 2nd bathroom in a 3 bed house - I don't know if adding an ensuite could be pricier because of the extra plumbing needed?

Obviously with it being a semi and not a "halls together" one (so the main rooms are directly against your neighbours), I'd want to visit at different times to find out what the noise transference is like if possible, but it looks a lovely house.

It's rather lovely I think. I'd focus on tidying up the front garden, paint those RSJ/beams white to blend them into the ceilings, and then focus on getting a bathroom refit. Don't do the kitchen initially until you decide how to extend downstairs. It's a bit dated but not awful, and if you redo it now, you may have to do it again when you extend.

Im guessing that you may need the storage but I would be seriously tempted to pull down that awful lean to (shown as a garage Hmm) The rest of the house is lovely and I agree with the knocking through etc ideas.

I'm still a bit concerned about it's value to be honest, but then it is in a highly desirable suburb of Brum and given the current market who knows?

The value is what somebody is willing to pay for it. You have valued it at the amount you have had an offer accepted on it. If you think you've offered too much, you either need to suck it up or pull out. Do not mess the vendor around trying to renegotiate now. It's incredibly unfair!
