How much would you offer?

We are cash buyers. Additionally, our own house is sold to cash buyers.

We have lost two properties we loved - one we were gazumped after the offer was accepted. The second needed 100k spending on it and went for 400k which was very over priced.

We saw a house almost 4 months ago which was on at 475k which was over priced. It has bee reduced to 450k and still no offers. We would want to spend 80k on a new kitchen and possibly and Orangery.

It is in a great location, but still clearly overpriced. 4 bed, 2 bath detached.

What would you start at?

If there's another similar house on the same road in the same condition that's £400 why aren't you going for that one? Confused

You cannot expect the vendors to lower the price by £80k because you want to update the house. Anyway best of luck with your offer.
The house is on at 450k, we have offered 420k. That is not an 80k differential!

Because we prefer this one, it has a better garden, and so we have increased the offer to reflect that.

It's difficult as we haven't seen it, you did say you wanted to spend money on a new kitchen, now it's new bathrooms, it depends what its like and if its essential. Good luck with it all if its the house you want.

I wouldn’t put an 80k kitchen in a 450k house personally. Offer what you can afford.

I have already said that the 80k is for kitchen, Orangery and bathroom renovations not just for the kitchen!

If you are genuine cash buyers and also have a house to sell, then pay the figure that is both what you're happy (or happy ish) with and what the vendors need you to pay. This is assuming you definitely want ir and don't just want to wait in such a grwat position. IF you really want it this number is likely somewhere between the £420 offer and £450 asking. You like the house, can afford it, have plans for the medium and longer term for it and are financially comfortable. Personally I'd say don't quibble too much on price... Just get it bagsied!
