We have had an offer accepted on a flat - it needs a complete refurb, is Ex-Council and a probate sale in a fab area. It is important for us financially that we can move fairly quickly.

I want to get an offer on our house ASAP. Been on for two weeks, three viewings, two more in for next week.

We bought it in March 2019 for £290k. It was probate and needed a re-wire, new kitchen and general refurb. It is on for offers over £325k, has four beds, internal garage good for conversion and front and back garden. Draw back is the small back garden and the surrounding area which is a bit rough but not terrible.

I don't want to waste weeks sitting on the market taking a dribble of viewings if the price is too high.

Lots of the houses around us have been bought by investors and split into flats for rental because the gardens are small and accommodation is over three floors and lends itself to studio flats for rental.

I don't need decorative advice, it is what it is and there is no money for a new bathroom etc.

But I would so appreciate advice on whether we should lower the price (and what to) or if I need to be less impatient?

We are creeping towards a slow market and don't want my kids to live in moving-limbo for months on end, while our financial situation goes from bad to worse.

What have similar houses in your area sold for recently? Ask your estate agent what feedback you get from your viewings - that will tell you if you've priced too high.

The flat you want to buy is a probate sale so I wouldn't expect it to go through quickly tbh Sad
