How low can i go - offer on overpriced house

There's not many houses coming up in my area but one could be a good home for us. I don't love it. It's tennanted and up for 285. A house almost identical (slightly smaller garden) sold in the street last month for 250 and the one before that 250. There was even a fixer upper for 190 in feb. I would say this house needs a good overhaul, new bathroom and kitchen + garden work. But lovely space and light.

I get the impression that they aren't in a rush to sell because they have tenant. When i look on Zoopla it give 258 as the expected price for it. With 271 as high.

I expect we'll need to move again in 8 years so i don't want to over pay .... what's a fair, non offensive offer?

Don't worry about offending them! You just offer what it is worth to you, and maybe they accept it, or maybe they laugh heartily and you move on.

tbh I probably wouldn't waste my time...if they have a tenant then, as you say, they are not under any pressure. And how long will it take to sort that out if you do offer and are accepted?

I’d avoid a tenanted house, they’re either selling with sitting tenants as they haven’t got the right paperwork for a no-fault eviction, or they cba to evict them which doesn’t sound like a motivated seller.

Steer well clear!

If they are tenented and the tenents don't feel like cooperating it will be a nightmare. They will hide the mood of the tenents as long as possible until you feel in too deep. Don't do it

Wouldn’t consider a tenanted house. If the tenants don’t leave when the notice has expired (has it been served) then they’ll have to go to court to get possession and backlogs are huge
