Where to buy in London?

We are thinking of moving to London and are looking at areas. We will start spending weekends visiting and getting a feel for places.

We are looking for:
2 bedrooms
Period building, not new build
Would look at a project in terms of decor and minor work
Some form of outdoor space
Kitchen not to be part of the living room

Ideally a village type feel, with local shops, restaurants etc.

Budget around £550k

Don't need to worry about schools as DD is now at University so we are past that!

I'd be grateful for any ideas please. We have family on Hampshire Surrey border so it would be handy to be on the right side of London for visiting but open to all ideas!

House or flat?

Flats - SE London. You could get something in Brockley, Telegraph Hill and then further out.

There are lots of conservation areas around this way and a lot of very grand period properties.

Wimbledon? You might get something for that in the not very central bits

Otherwise SE - Brockley, Catford, Forest Hill etc but not on the right side of London

I'd recommend Kingston - villagey with lots of amenities and fairly easy access to the A3 to get down to Hampshire/Surrey. Alternately Surbiton, though there's slightly less going on there. Esher is also nice, as is Hampton.

Hampshire/Surrey means you probably want to be SW London.

Teddington, East Moseley, Barnes, maybe even Richmond. You have a decent budget for a 2-bed flat.

For easy access Surrey/Hampshire you want to move to SW London.

You can get a tiny house in Kingston for your budget. Separate kitchen and living room, courtyard garden. But it really is tiny!

Another cottage in Kingston on budget. A bit bigger.

Kingston is lovely. Both the houses I linked to are walking distance from gorgeous Richmond Park. There's riverside walks and restaurants, a market, a theatre, cinema, and good pubs and cafes.

Try south west - Wimbledon, Streatham, Earlsfield all have options. I searched 3 mile radius from Wimbledon on rightmove and found lots of potential flats in Victorian conversions. Really handy for Surrey / Hampshire!

What's more important - proximity to Central London or proximity to Surrey/Hants

Don't move to SE London if you want to get to Hampshire or Surrey regularly. It's a pain in the backside to get down to the M3. Take it from one who knows!

I always think Putney looks nice. Barnes might be out of your budget. Twickenham? Teddington?

I've got a soft spot for Streatham as there are some gorgeous maisonettes there but it definitely isn't villagey.
