EFFIN BUYERS PULLED OUT!

I am so upset and fed up with everything, need vent/rant/reassurance/advice, honestly just so upset and can't stop crying and stressing!

We put house on market Sept20, sold pretty quickly but took us ages to find somewhere, Mar21. It wasn't just any house, it's THE house, layout, area, price, schools for my 3y old, everything just great. Fell in love before we even viewed it. We managed to secure it after a quick bidding war, it went within 2 days.

Then problems started, their sellers seller who was top of chain didn't own the access road so there was a few months faff and our buyers pulled out as couldn't wait cause of stamp duty (don't blame them).

We sold within 2 weeks, around June21, and in meantime top of chain collapsed so sellers found a new build which was due to be done Nov21 latest. Off we go!

Today found out our buyers pulled out as couldn't get a mortgage, they were in rented and supposedly already had everything in place, that's why we went with them, accepted lowest offer cause wanted a quick move. WTF didn't anyone check on that, supposedly they got money abroad which is complicating everything and now they can't get a mortgage. 4 EFFIN MONTHS AND NOW THIS COMES UP?

On top of everything I'm 28 weeks pregnant and don't need this shit! Estate agent thinks we'll sell within a week, already got a viewing for tomorrow, but I'm worried about vendors dropping us, don't want to lose that house. Sad Basically new build is ready to exchange, we're ready to exchange just need a buyer who won't mess around.

I can't believe the law in this country allows for crap like this, don't know who to blame or yell at and worried about stressing myself out and hurting the baby but if we lose this house don't see how I'll cope...took us 6 months to find it and been checking Rightmove every day since, nothing even comes close and we've been in this mess for over a year now!

Can you get a bridging loan so you can buy the house you want while getting the sale done?
Sorry, I actually have no idea of the cost of doing this.

I'm in Scotland where this crap doesn't happen because acceptance of an offer is legally binding.
England should definitely get its act together.

An update: we had a handful of viewings in the week after it all went pear-shaped, had 3 offers and went with same price the previous buyers offered. These ppl were a month in the process already having sold their house. We said we wanted to rush.

A bunch of phone calls followed with no one communicating with anyone even though it was all EAs fault as the person looking after the sale left and didn't give a toss hence no one checked the previous buyers mortgage. All we were worried about was losing our dream home so it was important the vendors were calmed down as they in turn were worried about losing their newbuild.

We answered anything that came our way the same day, had to resend some documents as solicitors lost them Angry and after a bunch of faff we exchanged today. Moving date is set for 10th Dec! Took 2 months from offer to completion, our lucky lucky buyers! Grin

This whole thing has taken its toll on all of us but now there is finally light at the end of the tunnel. It's been 14.5 months since we first put our house on market, and a few chain collapses and 3 buyers later hopefully it will all work out in a couple of weeks.

Great news, thanks for the update. I wish you much happiness in your new home.

We went through a similar nightmare with a house sale years ago and vowed never again. Since then we've moved twice and both times we moved out into a rental property ASAP. It's a bit of an upheaval and stressful but it means you're in control and your a very desirable buyer to vendors.

It took me a while to realise this was a slightly older thread, so I was delighted to read your last update! Congratulations OP - time to get packing!

Your buyers are probably thinking "gosh, this house buying lark's easy isn't it?" while you and your vendors are melting in to a pool of adrenaline and sweat!

That sounds all so stressful, so hopefully it will make your dream home all the sweeter for getting it.

I've had a nightmare move before and reading your story makes me so glad I live in a house now that I can envisage being my forever home, as I'm not sure I want to go through that stress again!

Your new home also sounds like your forever home, so take pleasure in the fact that you may never have to do this again!
