How much to renovate a 4 bed detached

I am thinking of offering on a house that needs internally gutting, the building structure etc is good but the inside nothing has been touched in about 30 years, it smells unpleasant which is quiet off-putting but it has so much potential.

It would need all furniture wardrobes kitchen bathroom ripping out and replastering, new windows and door, internal doors, wood work, decor, staircase spindles etc.

It is good size, upstairs 4 beds and bathroom, downstairs kitchen, lounge, loo and conservatory.

Is anyone able to give me an approx idea of what to do that work, I don't want to underestimate it. The leg work we could do but we would have to pay a plasterer, joiner, kitchen fitter etc.

Do agree with comments about availability of materials and trades above. Our window/door people had closed their list for new jobs a few months ago when they came to do a minor job, I'm not giving our builder's details to anyone else any more, as he's already too busy and often can't completely close off jobs due to materials shortages, we've managed to find someone else to do some of the other work but the remaining good trades are overwhelmed with work and often can't get stuff. Looking forward to bricks and tiles being an issue soon with the fuel costs shutting down works in factories (sigh).

My husband's a builder and has just spent the last 10 minutes pricing it up!

And he reckons £80-£100k, as well, depending on the finishes, obviously.

We’ve just done similar in Yorkshire over two years and spent close to £40k, but without redoing the kitchen (as that was all previous owners had touched). We did EVERYTHING ourselves though, or family did. I think the only labour we paid for was for the scaffolders you erect the scaffolding to fix the roof and render the chimneys.

Oh, we didn’t do new windows either, but did do new bathroom. And we did it before building material prices sky rocketed too…
