Artex putting off buyers

Just looking for a bit of advice.

We are looking to get asbestos adhesive under the tiles and ceiling removed in our kitchen, as we need to put a new kitchen before selling (it's completely falling apart).

When they came to quote they saw we had a small amount of asbestos in the hall. They've quoted and it's about £200 more to get the hall asbestos removed, but I'm thinking then we'd have to properly decorate and plaster the hall whereas we were originally going to just paint the walls and put new carpet down.

I'm just wondering for when we sell though, would a small amount of airtex in the hall put off a lot of buyers?

I wouldn't put a new kitchen in. There were quite a few houses that we viewed that had new kitchens - the kitchens were not to my taste, I would have much rather put a new kitchen in myself (and did, in the house we eventually bought). Get a kitchen plan done to show buyers how nice it could be - but don't put a new kitchen in just to sell.

We bought a house with stippled artex on all the ceilings - got a plasterer in to skim all of them.

It does around here, but it wouldn’t bother me too much, I’d just use the quote from the survey to negotiate down the costs based on what it’d cost to fix & then to redecorate the room, as you said.

I would remove the asbestos - you'd have to declare it to any buyers and that would put off a few - but not replace the kitchen.

Asbestos would put me off but an old kitchen wouldn’t. I fact I’d prefer it - better to choose your own new kitchen than be stuck with someone else’s taste of a (hastily and fairly cheaply bought) kitchen. I agree with @snowgirl1’s idea to get a plan drawn up though so you have lots of visuals to show potential buyers (and so they know the expected costs).

I am put off quite a few houses expecting a higher amount of money for a kitchen I don't like.

My dc is looking as a first time buyer and would also rather buy with a poor / broken kitchen for an affordable amount and save fore a couple more months then do it in the way they like.

If you are going to live there - do the kitchen as you like. If you aren't, leave it.

We were going to change the kitchen over as it's in really bad condition (pretty much all of the built in appliances are broken) and the layout makes it seem much smaller than it is. We have family who can help with installing the kitchen etc

We were looking to sell before and I think it was putting people off as it's the sort of area where there are lots of FTB

I'm not sure whether you're talking about asbestos or artex? Artex would not put me off but it does devalue a place. Asbestos is a health issue and I've known people just not buy a house because it has some asbestos in it so I'd definitely remove that if it is only £200.

Artex would put me off, actually so does wallpaper (i had a bad experience removing a load of plaster once when removing old wallpaper), both can be a complete hassle to remove. I’m fairly handy with diy but would be put off a house that might need plastering. I don’t know why but it’s harder to get plasterers for small jobs than other traders.

We looked for houses that needed redecorating so that we didn't feel bad about the waste of taking out someone else's choices, and artex does tend to come with some of those houses so it didn't put us off.

My neighbours massively invested in their house. It sold for about double the cost of ours. The buyers then ripped out the kitchens and bathrooms!

I’m a FTB and I’ve viewed and said no to Atleast 15 houses now that had artex and asbestos in them. It’s obvious sadly once you know what to look for and without a massive reduction in price I for sure will say no.
