Hi :)
We are buying and selling.
We’ve just instructed solicitors and received memorandums of sale for both houses today.
Our vendors are going into rented.
The people buying ours are first time buyers.
Both houses fairly new, unlikely to have anything much on surveys etc to slow things down.

Any idea of likely timescales on completion from this point?

I did mine in a single month under those conditions but that was a few years ago. So long as the solicitors don't need prodding it shouldn't be long.

Oooh that’s exciting, thanks for responding. I’m hoping to be in by Christmas. Chain is pretty ideal but equally I don’t want to count my chickens.

Exactly the same as us only we sold back in July and had to pull out of a purchase along the way. I think we're looking at January earliest, our buyers sent off for their searches about 2 months ago and nothing back yet, and we haven't even started conveyancing for our new onward purchase. Things seem to be taking ages at the moment, but that could be area specific.

I could have written this myself. I'm in exactly this situation, vendor is moving into rented and our buyers are FTBs.
My solicitors seem pretty on the ball, the searches are due back at the end of October and we should get the survey on the new house this week.
Fingers crossed for us all.

12 weeks would be usual but Christmas will slow things down. End Jan/early Feb, I would expect.

Feb 20th -12th of May for me as a FTB with survey etc - I think you might get in there by xmas esp as you say the houses are pretty new

I just bought in five weeks from first view to getting keys, but I was a cash buyer and owners had already moved out.
You need all the solicitors you be on board with a speedy sale/purchase. It can be done if searches are not unduly delayed.

I've had similar chain twice (both pre covid) one took 6 weeks the other 5 months. Every chain is different.
It does help if everyone is proactive and working on the same time line.
Be aware that the solicitor will have a cut off date for Christmas and if things are not sorted by that date you will have to wait till the new year.

We went from offer to completion in 7 weeks, completed last week. Could have been 6 if the buyers solicitors hadn’t mixed up some important documents. Buyers were ftbs and we went to rented (moving country).

Why are your vendors going into rented? That would be my main fear as three houses we tried to buy last year had vendors who were going into rented then decided to buy somewhere.

They are going into rented because they can’t find anything they like, and they just want the sale to go through now as they were stuck in a chain for 6 months that fell through and ours looks easy

We had the same situation earlier this year, but during the stamp duty mayhem. We completed in 10 weeks.
