Would you just grin and bear it?

We sold out house in March, it had been on the market for 3 months and we agreed a price of asking price.

Since then a few houses have fallen though, no fault of ours or our buyers but the buyers have waited patiently as they love our house.

The thing is now the prices are so high we are struggling to find anything within our budget as they have gone up at least 10% from when we sold ours.

I don't really know what to do as I can't ask my buyers to pay more - they have been so patient and lovely waiting, although I suspect part of it is because they know they have got a bargain.

But I don't know if we will ever find anything now as prices are just going up and up.

Any ideas or thoughts?

We have been here for 15 years and just picked the worse time ever to move.

I would be loath to backtrack on an agreed price cos I think that's a dishonorable thing to do. However, if you are really genuinely priced out of moving on then you'll either have to pull out of selling your house at all or give them the dilemma and see what they want do to, but only if it is a genuine situation.
Maybe the best option to not leave them feeling done over would to be not sell now and try again if the market calms down in future (if that's an option)

We had to bite the bullet once in a red hot market and ask our buyers to pay 10% more as property prices were rising fast.

Unsurprisingly they pulled out rather than increase their offer but we found another buyer within a couple of weeks and they did pay 10% more. House buying and selling is a dirty game but you can’t sell low and buy high just to be nice.

It's a massive financial decision, to put it mildly,
so if you can't find somewhere because prices have risen so much you should be honest about the situation with your buyers. If they want to offer more they will do, otherwise it sounds like you'll have to pull out.
