How would you change the layout

We have viewed this house and we are looking to offer but I need to add a loo downstairs.

Ideally I wanted a utility, storage, kitchen diner, lounge, loo. What would you do to this house to accommodate?

Also the conservatory has had a new roof and glass so I don't really want to get rid of that.

Convert the back half of your garage. Utility room plus loo would easily fit in there.

Sorry should have added you can't access the garage from inside, and as it is straight to lounge not sure it would work having a door from garage into lounge if that makes sense.

Build a wall from door to stairs - then add office door with toilet off it
Then build a coat storage room

Or could the door come from the stairs angle?

The plumbing for the bathroom looks like it is directly above the kitchen. You could lose a bit of kitchen to put a loo in the not nearest the stairs? Not ideal but if you want to keep the garage

Utility at the top part of the Mitch, knock wall through between kitchen and diner. Split garage in 2 for WC and storage

Garage seems to be your best bet without loosing space in any rooms.
A door from lounge into there would be fine considering you wouldn't be walking into a garage really as would be WC utility etc.

Put a door from your stair area into the garage and create a downstairs loo there. No need for a door directly into the main lounge (which IMO would be odd)

As a PP said, create a utility room in the kitchen turning the window into a back door and opening the kitchen up into the dining room.

Or you could redo the stairs to create an opening into the bottom end of the kitchen for a loo, but then you'd have an odd shaped kitchen/diner.

Maybe it’s not the house for you. Layout is a bit unusual.

To me it looks like there should have once been a hallway in front of the porch, but a wall was knocked down to create a larger lounge?

I agree with pp’s that the garage has the most space for a toilet and utility.

Personally, I’d make the lounge/ diner space less open plan and just put a normal door through to the dining area.

I’d make the kitchen/ diner /conservatory space lead into each other.

I'd use the back part of the current kitchen for a loo, unility and small pantry.

The extend the dining room into the rest of the kitchen to make a kitchen dinner.

Good quality doors between the dining area and the living room to reduce noise.

I'd probably put a door to the garage in at the bottom of the stairs too.

I agree that a door from the top end of the lounge by the stairs into the garage then a loo and utility in the garage could work.

I’d rob a bit from the back of the kitchen to put in a long narrow room. Washer and dryer nearest the door as you go in, then sink, then loo at the back. That way you’d have quick and easy access and wouldn’t have to lose your garage.

You've got a window in the stairs upstairs, so it's not a semi. How much space down the side of the kitchen? Can you build a single story extension down the side with large utility with storage, and a loo af the end, accessed from the kitchen?

Our garage has been converted into a utility room, bathroom and storage area. There's a door from the dining room part of our kitchen diner into the utility room which is a proper room (bigger than some kitchens I've had - the full width of the garage and approximately square), then the downstairs bathroom leads off from that and there's also a door to the truncated 'garage'. Because the utility and bathroom are well insulated and heated and finished properly they feel like natural parts of the house rather than garage like.

In your house converting the garage is the easiest solution but depending on your budget and the actual dimensions of your house it might be worth getting an architect to look at it and think about completely reconfiguring it. Maybe the garage could become the living room, the kitchen become a utility and downstairs bathroom, the dining room and conservatory become a kitchen diner and you reinstate the wall between your sitting room and diningroom and recreate the hallway and make what is currently the living room into a snug or home office.
