HM Land Registry does not have us listed as the owners nearly a year later

We bought our house last November. Tonight I checked with HM Land registry after seeing on Zoopla that our property's most recent sale was still listed as the previous owners and after paying £3 to see the deed, it is indeed still registered to them. Have I missed something? Was this something I was supposed to do? Surely my solicitors update HM Land Registry after confirmation of the sale going through? This is our second time buying and it's been a while but I'm certain we didn't have to do that last time and the solicitors did it. I have sent them an email but obviously won't get a response now until at least Monday but I'm now worried I've forgotten something very important.

I think there is just a massive backlog because of covid tbh. Several houses on our road have sold earlier this year but the most recent sale showing is December.

The solicitor should do it, it might cause issues with your mortgage if it isn't updated. There are backlogs at the moment but we moved in June (this year) and recieved our deeds last week.

I needed to change my name on our deeds to my married name and I rang the land registry in July (application was made end of may) to find out how long it would take and they told me it wouldn't be looked at until the end of October. Luckily I managed to get it expedited so that we could extend our leasehold. I rang to get that one expedited as we are trying to get a second mortgage and was told that if I wasn't successful it wouldn't be looked at until October 2022! Luckily it was successful so now all registered. If you have a reason to get it expedited they are really good (they guarantee to look at it within 10 days but for me it was a matter of days both times) but they are facing massive backlogs because of covid and the stamp duty holiday surge in purchases.

Definitely check with your solicitors just to be sure, but there is a huge back log at LR as others have said.

Quite a few friends and family also moved after us and their deeds have all come through. It just seems to be ours that's not and given in 6 weeks it'll be a year since we completed surely there's something wrong there

Double check with your solicitors that the documents have definitely been submitted (ask them for evidence of the submission if possible - they should be able to provide it) but there are massive backlogs, not just due to COVID but that hasn't helped. I deal with property transactions at work and it took a total of 2 years to have Land Registry to register a commercial lease in a property that we were dealing with. Absolute pain in the bum.

Definitely worth checking with your solicitors. Do not do what we did, and assume everything is fine until you come to sell and find that your solicitor forgot to do it... Absolute nightmare at that point, because even if the names are updated quickly (and correctly - don't get me started on that...) a buyer's mortgage company can get a bit sniffy when they think you're trying to sell a house having only had it a month...

You can check the Land Registry’s pending applications for your tile number yourself.

If there’s a pending application for a transfer (and charge/mortgage) you’re fine.

About five years ago we were acting as guarantors for dd’s flat rental. We discovered we were not registered with LR as owners despite paying off the mortgage about eight years ago and actually moving in here in 1990. We rang LR who told us that it was ok, they had just not actually registered it on their computer records. In fact, the house was still in the name of the original builder from the early 80s, and didn’t even have the first purchasers listed.

Interesting you say this. I checked zoopla the other day and the flat we sold in Sept 2019 is still showing our purchase as the last one (and not the people we sold to). Does this mean the title deeds are still registered to us?! Seems like a huge backlog if so.

Did you buy a new build? If you did, it can take years for the property to be registered.
