What do you think of houses with the ground floor having two bedrooms (one of which is used to access the garden) and bathroom.
The first floor then has the living room and kitchen (no loft space).

There is potential to create stairs from the living room into the garden.
Along with that, an 200 sq.ft. (20 sq.m.) extension in the garden from one of the bedrooms,

Yes, but it's not a flat it's a house so why would bother buying a house just to experience some of the main inconveniences of living in a flat?

I'd strongly advise against buying on the basis of being able to change it in a certain way (ie add the balcony and stairs) without first checking that you would definitely be able to do that. Been there, done that, regretted it for 10 long years.
Do not assume that because other buildings nearby have balconies that you could add one. Planning doesn't work like that and precedents are no longer a thing.
I bought a flat thinking I could add a roof terrace because loads of other local flats had them. Realised after purchase that the existing ones had been done years ago and new ones were not allowed.
Currently live on a street where several properties have front dormer extensions, but planning policy changed a few years ago and I can't do one myself.
