Do I need a surveyor? A builder?

Our house is a Victorian mid-terrace in London and is comfortable and we like it. However, there are cracks in everything, a damp problem in the kitchen, and other things that I don't know whether they're cosmetic or structural. I think we have maybe 5-10 years more in it before we downsize (kids in uni/secondary), and I'd like to make it really lovely (paint/wallpaper/possibly new kitchen/new bathroom?) while we still can enjoy it, and find any major problems before we decide to sell it. I have no idea who to ask! I am reluctant to hire a builder, because they may well try to sell me on stuff I don't need. I'm also not sure what needs doing vs what would be nice. Is there a service that does this? Do surveyors do this even if a sale isn't involved? Thanks for any advice!

What kind of cracks? Hairline cracks are usually cracks in plaster not the wall itself so you can fill them in and decorate over it. Not a real issue and v common in Victorian terraces. Is damp due to a leak, outside leak (guttering?) or rising damp?

I would think about a total renovation, make a plan, prioritise, and do it bit by bit where possible.

Talking to builders is useful. You'd talk to ~3 builders anyway prior to doing anything for due diligence so you'd learn loads in the process, definitely worth your time. If you want new kitchens/bathrooms then of course you will need tradesmen!

Yes, you can do survey 'just because'. You can also do a survey on a specific area/issue like the roof for example.

In terms of issues I'd look into the roof, guttering, resolve damp issues if you can. In terms of added value - kitchen, bathrooms, new carpets, freshly decorated rooms, good modern lighting, well kept presentable garden all help (but beware of adding too much of a personal stamp on it if you're planning to sell).

When was the last time you decorated or did any other major work?

Thanks for your reply! Cracks could be hairline, could be worse, I can't tell! It's been 17+ years since we moved in, and we haven't done very much since - painted the odd room, had the windowsills painted, etc. I've not been happy with the last few decorators - the work doesn't seem to be to a very good standard. But how do you find someone good (did the recommendations thing-those are the people who are substandard!)? Is there a specific kind of surveyor I need?
