Fensa Certs?

Could someone kindly advise why our buyers sols are requesting Fensa certs from 2002 when they only have a 10 year guarantee?!!! Seems ridiculous. They will know that the property was purchased 2013 so unsure why we’re being asked for this. Do they just love sending you lists of crap that u don’t actually need to supply?

These certs 'prove' that the windows passed the building regs in force at the time.

IMHO is bloody nonsense and I'd not be at all concerned if they were missing. Just make sure if there is a fire you can get out and if there is glass that the kids might smack into its safety glass.

Scotland doesn't have these things and last time I checked they're doing fine.

Our buyers asked the same - we just paid a £40 indemnity to our solicitors and not took care of it.

These days solicitors ask for certificates for everything - as the windows were put in so long ago i would just say you dont have them. I dont think they expect everything they ask for to be available but nobody tells you this!

It’s getting on my wick! If they were still in warranty- ok. They aren’t so they can get stuffed and do a search online if they need too

They cost us £20 online. Hardly a huge amount in the grand scheme of things. I'd buy them just to save the hassle. Solicitors ask for a shit load of useless stuff and then ignore the important stuff. Nobody was bothered that we'd knocked a wall out of the house we were selling, but our solicitor was determined they needed paperwork for the original arch from lounge to dining room in the property we were buying. I got fed up of arguing with them.

@Peanutsandchilli no not going to break the bank but it’s more of a cumulation of certifications requests they have asked for, half of which don’t apply that is the annoyance! I guess I’m the type of person who doesn’t tolerate unnecessary work very well! Happy Friday 😅

@Peanutsandchilli it’s funny you should say that actually about your wall being knocked through as we have something similar and they haven’t requested any evidence of building regs or non-load bearing wall! But want the expired fensa certs. Bizarre!

Fensa certs don't expire as such, they are there to show that the installation complied with the regs in place at the time.

The fact the windows are no longer covered by the warranty is separate and does not mean the Fensa cert has expired.

Although, I agree, it's silly to worry about a certificate from 18 years ago.

Fensa only came into being in 2002, and wasn't common for years after that. Now it has become so expensive to be a fensa member that many glaziers aren't bothering. Your solicitor should deal with this and hopefully common sense will prevail.
