Feeling so disheartened with the whole buying/selling process

Just a rant really, lost our buyer the day before exchange, our vendor wasn’t willing to wait for us to find another, but we did get a cash buyer with no chain within the week. Seller now wants another £25k on top after relisting for £35k more. We just can’t afford this and are gutted we’ve lost the house. Have left offer on the table and seriously considering moving into rented if we can find somewhere just to put us in a better position if something else comes onto the market.
Anyone got any good news stories to cheer us up?

I’m in the middle of Moving. It does seem to be going okay so far. Everything done. Just waiting on things behind the scenes now I think. But we did have this with our last house move. The guy pulled out on exchange day. So upset. U will find w house u like just as much. Maybe more ( I know I did). It’s just a game of patience unfortunately.
This move I have really tried not to get stressed about it. So far that has worked out apart from one day. But I have just let it be what will be.

Not sure how much longer I will keep it up for Grin

We exchanged this week after a full year of house move woes. We had a purchase fall through right before exchange - our buyers agreed to stick with us then pulled out a couple of weeks after we had an offer accepted on a property. Vendor threatened to remarket. Got new buyers, their solicitor was shite, went on holiday at a crucial point and generally held things up, Buyers gave notice on their rental too early (without telling anyone) and nearly scuppered the completion date... but we move next week! This house is way better than the one that fell through.

There will always be another house. You'll get there OP, just persevere Flowers

Thank you for the words of hope. I had a little cry last night and feel better today. I’m usually pretty good at not getting too invested in a house before the contracts exchanged, but this time I’d spent far too much time daydreaming.
It also means putting our plans of starting a family on hold as we need my full salary for the mortgage application, I must be the only person who is actively trying to conceive who is desperately hoping they aren’t pregnant this month - next time we won’t jump the gun!

Renting is a gamble. I have just put this on another thread but I moved into rented last November as I was relocating this summer but needed to stay in my old town for DS to finish his GCSEs. I also bought in the new town completed in December. My new next door neighbour sold in May for 50k more than my house. Exact same house, similar standard etc. Had I have just rented and not bought I would have been out priced. I am not saying house prices will keep going up like they have but certainly consider you may be stuck in rented for longer than you planned and have no equity building up. Moving house is a compete nightmare you have my sympathy!

Appeared back in the market a couple of days ago for £35k more! I remember exactly what it was on for as I was comparing it to my house which is bigger so I kept a screen shot.

Guys, I am also feeling disheartened. I was a Buyer who pulled out (there were last minute issues with searches, no building regs etc). But I proceeded with my Sale. Am now staying with folks, which is fine, but I anticipate it will be for longer than I would have hoped. I literally can't find anything suitable, and there is little coming onto market. I think process are starting to stabilise. Icing on the cake for me was yesterday when an EA told me I was not a hot buyer (I have cash, and mortgage offer (not DIP but an actual offer!).....he said if I paid £25 to use their solicitors that would make me a hot buyer. i.e. there is no benefit to having completed my Sale and being chain-free. WTF.

I feel your pain @areyouhavingagiraffe having just tried to book a viewing and having the estate agent giving me the hard sell on why I should be using their mortgage broker as they can secure rates not available to other brokers Hmm and that it would make me more attractive to the buyers if I used their in house conveyancing too.
She was not very happy when I told her that having sold my house through them last year to my poor naive buyers who used their in-house services, and the delays this caused, I would not be touching them with a barge pole Grin
But how can you trust them to not influence the sellers against you in favour of buyers who buy their services after all of that?!

I’m secretly hoping that once furlough ends there will be a bit of a dip, I think the banks are already being cautious with their valuations in anticipation of this

I know what you mean @Jammymare. It is such a farce. How does it make it more attractive to sellers? I managed to get an offer accepted a few months ago using my solicitor and broker, so I think it is just a "speech" they give.
I don't know how to deal with these EA's without getting wound up and upset; I am wondering whether "less is more". I think I talk too much to them (they try and get me talking). I think next time I will give one word answers. I have also noticed that they no longer ask me to confirm where my Sale is to get a viewing (previously had to prove I was SSTC etc), but now when I call to arrange viewings they don't bother asking, so I wonder whether things are cooling very slightly. I dunno, feeling shit about it guys!

Mine has pretty much fallen apart this morning. Waiting for a piece of paper from the council that will take months to get.
I’m giving it a few weeks. And then I will be looking for somewhere else.

It’s for a piece of paper for the completion of the extension. They have sent off for it. But I don’t know if that means it was never done or they just need a copy. If it was never done I assume someone will have to come out and look. That’s going to take months.

And who knows with councils how long things take to even get a copy. It’s for a two storey house.

Don't rush into rented because of that one unlucky experience! You will be in an even more stressful position than you are now. At least you currently have the stability of being a homeowner and you are not draining your savings to help someone else pay their mortgage. Rental market is even worse than property market atm.
