Building surveyor and asbestos surveyor both missed asbestos in my roof

Hi, I've recently bought a property that has some issues with asbestos.
Prior to purchase, I've had an RICS level 3 building survey done and the surveyor mentioned the likelihood of asbestos in the ceilings and advised me to consult a specialist. He also told me there was extensive moss growth on the roof and that I'd have to have it cleaned ASAP to prevent further damage.
So (prior to purchasing the property) I've hired a certified asbestos specialist and had an asbestos survey done. They found asbestos in the ceilings, in one of the internal doors and in the water tank. As for the exterior of the property, their survey report only briefly mentions "no asbestos found in the external area".
I requested a quote for the removal of all the asbestos found and used this figure to negotiate the price of the house down.
Now I have bought the property, had all the asbestos mentioned in the report removed, but the roofers who came over to fix the issues with the roof informed me the roof contains asbestos, which was not picked up either by the building surveyor (who talked extensively about the roof in his survey, but didn't mention asbestos at all) or by the asbestos specialist company who dismissed the external area with a brief "no asbestos found".
What should I do? Is this enough to sue them (the building surveyor and the asbestos company) for professional negligence?
If I had been aware the roof contained asbestos, I would have negotiated an even lower price for the property. And, more importantly, I wouldn't have exposed myself and the roofers to a very serious health hazard (the asbestos on the roof is cracked, which might or might not have happened as a result of the works done on the roof... the roofers only realized the roof contained asbestos when they came over for the second time, but they had already worked on my roof for a full day by then).
Any ideas? Suggestions?

Most older houses have ‘issues with asbestos’ I’m surprised the roofers didn’t think about this. Surely it’s something they encounter regularly?

Both companies should have professional indemnity insurance against just this type of error so I would be contacting both of them for their response to the question "how can you have missed this?"

Do you have legal cover on your home insurance? Perhaps you could call them for some advice?

Yes I think you could have some comeback on the Certified Asbestos company, who is it who certified them. Their document reads quite specific re external when roof tiles pre ban contained Asbestos as fairly standard.

What exactly did the survey say? That may end up being very important. If the surveyor advised you to consult an asbestos specialist, they've likely done their job - they can't advise on asbestos, and told you to get your own checks.

I've hired a certified asbestos specialist and had an asbestos survey done.

The asbestos specialist may have some liability - did you hire them for a survey of the entire house or just the ceilings? I presume the whole house, if the listed out "external areas". I'd be contacting them first.

I'm also surprised that the roofers weren't prepared for this, though, it's not uncommon with older houses and most would be prepared.

Sueing anyone would be unlikely to be your first step.

It really depends what the scope of the asbestos survey was as to whether or not you have any recourse. Check the wording and remit very carefully.
Can I ask how the roofers know it's asbestos have they had it tested or are they cautiously speculating?
There are lots of things asbestos can be in but you often don't know for sure unless you send some off for testing.
We thought we had it in our garage roof boards but they turned out to be ok and we just had it in a small soffit. Not difficult or expensive to have removed it just took a little bit of extra care with removal and disposal

is it man-made slates?

or corrugated asbestos-cement sheet?

or insulation/lagging?

What are the specifics of the roof asbestos that the roofers have identified, & are they qualified to identify it, or are they looking at some off-color sheeting & saying 'probably asbestos' ?
I find that's very common - everyone is extremely cautious & "I 'don't like the look of that - could be asbestos" can quickly be misunderstood to "you have asbestos" without any actual clarification.

I think you will struggle against the surveyor but have a better chance against the asbestos guy
