Would a damp survey be a good idea?

I have damp patches on my bedroom wall and a bit in the other bedroom. I've had two roofers out and paid for work which hasn't helped. They said it all looked fine, but still when it rains damp comes in. I've spent thousands now and know more work needs to be done to fix it but am worried about paying for yet more work to be done and it still not helping. Is a damp survey a good idea? It would cost money but would they be experts at exactly what needs to be done? The last roofer is willing to do more for free I think but I just want an expert who knows exactly what would fix it.

Yes and it should be done before purchase. It could be any of a number of reasons and unonnected with the roof as such .So sorry you are having to deal wit this

Thanks. I'm not buying or selling. Have been here years. Just want to get it sorted. So they'll be able to tell me exactly what needs to be done will they? I'm getting a Which trusted trader to do the survey if I go ahead. The roofers were recommended by neighbours who'd used them but I'll be more cautious in future.

Have you cleared the gutters and the down pipes?

Checked in the loft to see if you can pinpoint any water ingress?

Are any of the damp patches near windows, watertank overflows or bathroom supply pipes?

Has the flashing around the chimney been repointed? Have you checked if the chimney stack in the loft is damp?

The flashing has been redone twice by each roofer. I posted before and a helpful person said it needs redoing again. Nightmare. The last roofer did check the loft and gutters. I'm just thinking if a damp surveyor could pinpoint exactly the problem it might be worth it in the long run?. It comes in when it rains so I assume it's not plumbing. Maybe a surveyor could tell me if it is though. It's where the chimney comes in I think.

Sorry both roofers have redone the flashing once. They haven't redone it twice!

Flashing done by first roofer, then redone by second roofer. Piglet said it's been done wrongly from the photos

Get a gutter cleaning professional to come in and clear the gutters (and get it done regularly going forward). Ideally someone who uses cameras.

Sorry, I should have updated to say I realised there aren't actually gutters on the gable end. Only at the front and back. The damp is in the middle part of the gable end, so not related to the gutters. Thanks anyway.

Is your property rendered or brick? Are the bricks old and is it near the chimney where the damp s coming in?
Is the chimney used? Or can a fire be lit?
If you can light a fire do so frequently as thatvwill get rid of a lot of damp.
Soot and fire makes bricks porous and bricks can hold a lot of water. Pain the outside of your house with Thompson waterseal and the chimney. You will have to redo it ever few years. If your house is rendered it probably wants new render.
Has the chimney got the correct cap on depending of if it is still in use? Is the chimney pot in good condition and how’s the cement work at the top of the chimney and the pointing on the stack?

The source of the damp maybe sorted but it can take a year or more to dry the wall out
