We have two bathrooms - do we lose a bath?

So hear me out on this...

We have two bathrooms - both with tubs. Our upstairs is lovely and has a really great tub shower. We use this as our main bathroom.

Downstairs is very small and has a giant bath squeezed next to a toilet - making it awkward to use. The whole room needs a bit of love. I had designed a way to have a shower without moving the soil pipe of the toilet bit contractors are saying this wi be £££.

Do I lose the bath altogether and renovate downstairs to be a really lovely, well finished closet loo? Will this affect value??

I feel like a family would want a bath but not necessarily two.

I would actively not want a bathtub in a downstairs loo! Or even a shower - can't see it ever getting used unless you need to hose pets down, but even that I'd prefer to do outside. 1 good bathroom upstairs plus downstairs loo sounds much more sensible.

In the layout you've described, I'd find the idea of a downstairs bath actively off putting! I mean, why?! On what occasion would anyone possibly want to have a bath downstairs?!

A shower might possibly get some use for rinsing off, although personally I'd still rather shower in the 'bedroom" zone of the house i.e upstairs. Having to traipse upstairs in a towel while wet to get dressed isn't ideal.

Have you got a separate utility room already? If not I'd investigate moving your washing machine in there and freeing up space in your kitchen. Otherwise just a nice spacious cloakroom with some storage. But DEFINITELY no bath. Yuk!

Ok @lemonsyellow I think I do agree. A well polished loo that buyers won't need to do much to is much more attractive than a big unused bath!

@Thecazelets it always reminds me of when I went to a celebrities house and they had a half bath and a shower by the door. It was the pets exclusive bathroom. I was like f"£k me this is nicer than my own.

@cheeseismydownfall I would love a lootility (now I know this word exists Grin) but I just don't think there's enough space. I have tried to think of all combos but I just can't figure out how to make it work with pipes etc. Would love a counter top and galley drying rack.

People rarely use a downstairs shower unless something v specific (really muddy sports ? Farmer?) - I also think as a guest to use a loo in a shower room is a bit unpleasant (always feels damp, etc) - def much nicer loo. Make use of the space - coat / shoe storage is always useful in any home.
