How much to reduce by?

We are selling our 2 bed detached house. It has been 3 months (mid June) since we accepted an offer and the buyers have only just got surveys done. They're now asking for a negotiation as it turns out the fascias need replacing. How much is a reasonable reduction? To be honest, I'm half tempted to say no, and half tempted to just give them what they want because they have taken so long to get to this point. Im so annoyed because we are desperate to move and can't do so without the sale. We've had months of no contact from them despite us regularly chasing and it's all so frustrating.

Have they given you a quote? You could maybe go halves just to get the sale through...

How much are the facias going to cost, how much did you pay for the house originally and when?

flashpaper · 14/09/2021 13:52

I don't know how much the fascias might cost. They have only just come to us with this information today and so haven't had anyone out to quote.
We just don't have time for them to drag their heels any more. We have an 11yo DD and a 9yo DS living in the same bedroom and, while we're being super careful to ensure privacy for both of them, it just isn't working (for obvious reasons!). We were expecting to have already moved by now. We've had our new property lined up since before we accepted their offer. I know it isn't their fault but I'm just so fed up with the whole thing.

I'd put it back in the market if they're dragging their heels. It's a sellers market, you'll find another buyer. The market is crazy atm.

How much are fascias? £1500 for a small house?

Either pay it and move on or suggest you go halves. It would be madness to pull out over this if you are desperate to move.

I had my fascias done a few years ago, it was £55 per metre then, be more now but that's how easy it is to quote for. Either get quotes or knock a bit off or hold out as prices have gone up. Up to you to decide, given your own situation & how you want to proceed.

Do they need to be done? When we were selling the buyers came back to us regarding a couple of rotten window sills. Their builder quoted replacing all the windows. Our builder repaired the rotten bits , not a botch job btw , just what was needed. Everyone happy, no need to change price.

I personally don't think they need doing but their surveyor has said they do so I must be wrong. We've asked the estate agent what they recommend and she said we can always just offer a £1k reduction. I said it sounds like they're chancing and she agreed, so that's what we've done. We've said absolutely no work is being done while we're still living here. We haven't got the time nor the inclination to arrange / be available for works to be done on a house we aren't even staying in.
