Buying and selling - things to do list

We've got a buyer and found a place to buy.

Never bought and sold before.

Nothing seems to be happening ... we've filled all the solicitors forms out and are trying to pay the deposit (but they're not responding at the moment - in order for us to be able to pay).

The people we're buying off are totally silent, the people who are buying our house have made noises about wanting to know when we'll be moving out and they'll be having a mortgage valuation soon etc

But nothing has actually been done as of yet. We don't want to get a survey on the house we're buying until our buyers have surveyed our house. We want to be sure they're actually going to buy ours before paying to survey the other property.

Is this fair of us and should I let the estate agent know this?

It’s manic for solicitors at the moment with people wanting to complete before the end of September for the stamp duty holiday… I’ve never known it to be so busy.

If your seller and buyer are both happy for you to wait for your buyer to get a survey first, that’s fine. It sounds like your buyer is the keener of the two anyway, so they may well get on it fast!

If you’ve not instructed solicitors officially yet (and the deposit forms part of that, usually) or completed any of the TR forms, it’s not uncommon for nothing to be happening yet - it’s a bit of a waiting game at this point. Hopefully you’ll be able to pay next week and get your forms; and then you’ll also get the forms for your new house… there’s a big backlog for some mortgage providers, and surveyors in loads of areas, so hopefully that’ll start to dissipate at the end of September too.

We are buying and have cracked on with things. I’ve been chasing the agent to check our seller is doing the same with their onward purchase.

If they weren’t at least doing their mortgage we’d be reconsidering, you need to start progressing your purchase. You can’t wait for your buyers to be “done” else you run the risk of your purchase taking forever to get necessary checks and searches done, and your buyers losing faith.

We’re selling up and downsizing. Our buyer wants to buy some of our furniture - how on earth do we decide how much to ask for ? What’s the norm - half of full price now ? Half what we paid 12 years ago or less ? We have two good quality 2 seater cane settees and 2 chairs (cost 1,700 - new now 2,500) and a big oak sideboard cost 800.00. We don’t want to give them away but want to be fair to ourselves too! Any advice ?

We’re selling up and downsizing. Our buyer wants to buy some of our furniture - how on earth do we decide how much to ask for ? What’s the norm - half of full price now ? Half what we paid 12 years ago or less ? We have two good quality 2 seater cane settees and 2 chairs (cost 1,700 - new now 2,500) and a big oak sideboard cost 800.00. We don’t want to give them away but want to be fair to ourselves too! Any advice ?
Sell it cheaply on Facebook or offline.

If the buyer didn't want them, would you have kept them, sold them, or given them away? You won't get anything near to 4 figures for second hand furniture, look on fb marketplace for a guide. I've just bought several bed frames, dining table, chairs, 2x wardrobes, 3x drawers and dressing table from my buyer for under £500.

For the furniture I would go for a round figure as a contribution- maybe £500 but be prepared to accept less. You're not going to get anything like the new price for them secondhand and you are avoiding the hassle of selling them/ transpoirting them
