Hi, can anyone let me know what process/timeline is?
I completed my purchase and moved in mid June. No mortgage.
I have not received any hard copies of documents relating to the house from my solicitors to date even though I know they received hard copies of original deeds, covenants and warrantee type things. I do have e- versions but theses hard copies are the originals that belong to me and I don’t get why solicitors have not forwarded them.
I also have not had anything as proof of my ownership with land registry- I know that land registry office has delays right now , but my solicitor is not responding to ANY of my emails asking for my documents or how/when the land registry confirmation will be sent to me (eg does it come direct to me or via solicitors)
It like now my solicitors are paid they don’t deal with me, and I am completely in the dark about what should happen and when
What is the process and are my solicitors behaving reasonably thanks

No advice from me, but just wanted to say I also completed in June and the land registry hasn't updated yet on either the sale or the purchase. It's causing issues.

Our original deeds are stored with our solicitor. Always thought that was sensible in case of fire or flood?

Thehobbit2013 · 10/09/2021 18:04

If sold prices on rightmove are anything to go by (which gets its data from the Land Registry), it would suggest that the Land Registry are still processing May completions so I suspect it is likely to be a few weeks yet.

We moved in February and only got our 'documents' a couple of weeks ago. I was less than impressed with the 2 sheets of a4 we received. Surely that's not everything? Hmm.
No deeds, there's things referred to in the tiny bit of paperwork that is missing. Solicitor reckons there's nothing else to send.

We bought a house in March and got the land registry documents in august.

It could well be that your solicitors are awaiting for the Land Registry to do their bit before they close your file and send you the documents they hold. The good news is that original deeds are worthless now so you can just bin them if they aren’t of any interest. Your ownership is stored digitally at the Land Registry unless your house is unregistered which it won’t be if you’ve just finished a transaction because all houses have to be registered to go through a change in ownership.

Probably depends on how old your house is, ours is 1930s and we got a large folder of stuff including copies the previous owners death certificates, everything was very neatly handwritten. We didn't get ours until mortgage was paid off though and it as sent to us from the Halifax, I think this was fairly usual a few years ago, we bought in 1997

Thanks all for that information, reassuring that it is taking a long time and that’s where it’s at.
My documents are actually important as include warentees and planningxapprovalcthatcwill be needed for works I need to carry out . And there are quite complex covenants around 1950-60 drainage and Riparian rights, so the package of documents is substantial and needed.
I’ll lower my expectations then in terms of speed🤔🙄. Thank you

@User875906 it was built in the 1780s. We assumed there had probably been some loss of documents over that time but the previous owners have left nothing, not even the required documents to pinpoint which of the strange shaped boundaries are party walls.
My previous house was 1950s and I left a large pile of deeds for the new owner.

MossyBottom · 10/09/2021 21:42

DS completed last December and still hasn't got the paperwork. Asking the solicitors is like banging your head against a brick wall. I strongly suspect they failed to get documentation about major structural alterations.

MinnieMountain · 11/09/2021 07:20

Unfortunately conveyancers are still manic dealing with the latest SDLT holiday. Handing over documents won’t be a priority right now.

alwayswrighty · 11/09/2021 07:24

We bought ours in March 2020 a 1970s build and we didn't receive our documents until over a year later, mind you the property had never been registered (we bought from original owner).

Tomatobear · 11/09/2021 08:08

We've been told there are massive delays with these docs and not to expect ours for a while

niki26 · 11/09/2021 11:27

We completed on 28th June and our solicitor sent us the confirmation of registration from the Land Registry on 11th August.

TakeYourFinalPosition · 11/09/2021 11:29

There are massive, massive delays with house documents right now… and your solicitors are probably snowed under with people trying to complete before the end of September.

It’s frustrating but they will come.
