Selling land from your property

MIL is thinking of downsizing to boost her retirement fund. In a recent conversation it came up that she was offered 150k approx 7 yrs ago for some land at the bottom of her garden.
Basically the houses on MILs road have got quite long gardens that go straight through to the road behind. Some neighbours at various points have sold of land so there are now some houses on the road at the back. I think 4/5 of MILs neighbours did it & MIL & 1/2 others turned it down.
We were thinking of looking into this option to get MIL some cash to modify the home so she could stay if she preferred & actually a smaller garden would be more manageable for her. She doesn't have the letter anymore & we have no idea to enquire about this process.
Does anyone have any experience & advice?

The letter would have been from a builder/developer who was building houses 7 years ago. I wouldn’t bother trying to track down that particular builder/developer now.

The easiest first step would be to consult a couple of local estate agents about putting the land up for sale. Ask them whether applying for planning permission yourselves first or whether to just put the land up for sale would make a difference, and whether they think it’s still something that would attract a buyer.

You will need a surveyor to draw up plans of exactly the extent you are selling. Her sols will then use this plan to do a transfer of part to transfer that parcel of land to whomever buys it.

How much for is a commercial decision but an estate agent can help in the usual way

@HeddaGarbled thank you, yes we assumed it would be a new developer.

The original offer was without planning permission but they all have dropped kerbs/garages at the back although that may be irrelevant. Stupidly didn't think to ask an EA.
