Am I right in thinking solicitor means this?

Hi all, just looking for a quick answer really. I'm a first time buyer and have sometimes felt a bit silly asking the solicitor certain questions.

In the process of buying a flat. All searches have come back and the report has been completed and been posted out to me last night. It should hopefully arrive either today or tomorrow. She said there weren't any further enquiries and has said she will be able to do a same day exchange/completion as the property is vacant and no chain.

I'm assuming by report, she means contract?
She has referred to it as the report several times but I wasn't sure if it's the same thing...
I'm assuming once that arrives and if I'm happy with it then we can discuss dates?
Is that how it normally works?

So what exactly is the report for?
I'm assuming if I'm happy with everything then they would just sort the contract out between now and completion day? Does the contract normally hold things up or is that fairly straight forward?

I'd expect the report to be the results of the searches so you can have a look through and check you're happy with everything.

Does she mean the 'search report'..it's a bunch of surveys and reports..

The contract is straightforward - sign and send back to the solicitor when it arrives

Transfer funds to solicitor

Rest is done by the solicitors.

Ex/completion same day is sensible for a vacant property. We did the same.

You also have the option to 'raise queries' to the buyer if you have any (before exchange)

The report will be the results of enquiries etc for you to read through. Mine have all been sent digitally, though.

The contract would normally be sent from the sellers solicitor, and I’ve always signed it while waiting on enquiry responses so it’s ready to go, but some solicitors prefer to do it afterwards. As long as you’re happy with everything the seller has put in the contract, you just sign it with a witness and send it back.

Then if everything is good, you’ll be able to talk dates, taking into account however long your lender needs to release funds if you’re getting a mortgage.

By report, she means report! Wink

Short for 'report on title' - which is essentially a final report summarising all of the relevant information relating to the property you are buying.

I would just add, please don't feel silly asking your solicitor questions. She/he is working for you in one of the largest transactions you're going to ever be involved in. If you don't understand something, keep asking until you get a proper answer - it's really important that you know what you're getting into. Good luck!

Thanks all. Would you say that the contract will hold things up then, before we can actually discuss dates? From what the solicitor said I had assumed that once I'd received the report and was happy with everything that we could discuss dates, but perhaps I've misunderstood her. I was hoping to be in by the end of September and the solicitor seemed confident that I would be but the vendors solicitor has been pretty slow at getting back so I hope waiting on the contract doesn't hold everything up now. 😫

It's quite likely that they'll send the contract to you at the same time as the report.

I've just found out that the contract won't be coming with the report tomorrow. She's going to ask the vendors solicitor to start it at the end of next week, no idea why. It's only going to push everything back further now. Just seems to be going on and on 😫
