Anyone living in Southfields Grid - help needed

Hello!

I’m looking at buying in the Grid and have seen a property where the garden backs onto an ex local authority block of flats. I just wanted advice on whether there’s any issues with the residents in these blocks?

We had a look around and in the car park which all looked very tidy and no signs of loitering. Much nicer looking than those in Battersea where we currently are renting.

Are these homes in The Grid area mostly occupied by young professionals? It’s our first home so we want to make sure it’s all safe and would affect our sale price when the time comes.

My friend lives there. She's never had any issues from those flats. Not anymore than any normal neighbour (as in there are occasional one off loud nights). Overall Southfields Grid is really nice and most of the current complaints of local residents are about all the building work people are doing to their houses/flats.

I would not worry - friend lives nearby - what she said that the few council blocks are nothing to worry about - ( as if they would be ) I agree with @blacklilypad - you are possibly going to be more concerned about do upper building works. :)

Hi, we’re struggling to find houses on the grid and came across a house that backs on to the tubeline. The house does have a big garden but is also more expensive than houses in the interior of the grid. Should I be concerned about the district line, does it make sense for these houses to be more expensive.

We are still looking and it looks like the prices just keep on increasing! £1.2m seems to be the standard Shock

Nict7, yes 1.2m is now the mark for the grid. With interests rates as low as they are prices are high now.
Did you look at any of the houses trackside, they’re even more expensive :(

No we are only focussing on the grid but if the prices keep rising we may need to look a little further out. Have you viewed the property? My current place is next to train lines but it’s at the junction in Victoria so very noisy but we are used to it now.

I had friends in tooting and Earlsfield (train) that had tube tracks at the back of their garden and they didn’t mind - still made a good profit when they sold too!

Yes, we viewed the property. It’s on the grid on elsenham street. House is bigger than the average grid house with a large backyard (about 50-70 feet)….but we have the district line at the back of the house. The vendors have planted large trees that block visibility from the tube, but as everyone we’re wondering whether trackside is worth it.
Oddly enough houses on this street seem to be at a premium on the grid based on land registry ..

Yes I was going to say we’ve viewed on that street and it always had the priciest houses. Sorry I can’t be more helpful as I don’t live there but given it’s the district line to Wimbledon I would imagine it wouldn’t be too busy in terms of trains.

Best of luck on your search, the realtors were telling me that whilst houses seem to sell quickly quite a few aren’t exchanging due to onward chains. He was expecting a ,ugh more robust sales market with more transactions closing next year. Hope this is the case.
What are your timelines for moving

We have our rental until March so can be flexible but from what we’ve seen they go on the day. We offered on one recently with a driveway, gave asking price to then be told seller wanted £30k more!

NicT7, I think I know the house you’re talking about. Even before we could get down to do a viewing it had sold.
Yes, houses on the grid go very quickly. I spoke to Loney Miller, they’re good for the grid, and they said this was the hottest they’ve seen the grid.
We’re flexible too, let’s see how it pans out.
