How long would you expect a no chain, cash house sale to take?

My parents have sold a house they owned, they do not live in it and its empty. It's no chain and the person buying it is paying cash, he has nothing to sell.

How long would you expect it to take to go through, it's been just over 5 months now and they haven't even exchanged contracts.

My parents are both 80 and are fed up with the the delay and the questions from the buyers solicitors. My dad has answered everything asked yet they are still waiting.

He's now saying he'll put it back on the market but I'm of the opinion they've come this far, so just wait.

Conveyancing is taking forever at the moment, I've been waiting 8 months to sign a business lease that has been held up by solicitors at both sides.

My landlord has sold my house and has been advised to expect it to take 4-6 months to go through, no chain!

Snap my mum is buying a cash, chain free empty flat and month five has arrived with no exchange, she doesn't understand it at all and it's very hard.

Being cash/no chain doesn't always make a massive difference to timescales. It depends on the property, some are super straightforward, some have complex issues come to light that take months to resolve. Sometimes cash buyers still want to take out searches, which can take a long time to come in. Sometimes the other side's solicitors might be painfully slow. Sometimes the other side's client might be painfully slow or ask a new pointless question every few days.

It can be such a frustrating process!

We bought a chain free property exactly a year ago, cash and it took 3mths. Even that we thought was very long, considering no other selling was taking place and it was an empty property!

Your parents solicitors should be moving this along. I'd suggest setting a date and if the others can't complete, they relist it.

We went under offer at the end of July and should be exchanging on Monday so 5.5 weeks. Cash buyer, no survey.

I completed on a no chain sale within 28 days.

I did it in five weeks, with survey, last month. Freehold, empty house which helps.
I've also in the distant past been a cash buyer of a flat, clean survey, seller motivated, tenants to remain in situ, and it took four months! No idea why - not many enquiries on my part and seller was desperate for the money.

He's told the estate agent to move the other solicitors along or it's going back on.

It sold the day after it went on the market and is in a very sought after village. I think it would sell in days if it goes back on, but I feel for the man buying it as he has lots of plans for it as it needs renovating.

Both times we have done it 2 months exactly. One time I sold to btl 5 months as he was just not in a rush.

Other time I sold was to a chain in October last year with mortgages and that was 3 months. After 5 months I would tell them if it doesn't exchange in a week its going back on market.

I was a cash buyer a couple of years ago. No chain on my part (renting). The couple I was buying the house off hadn't even been looking for anything, totally unprepared. They were moving a fair distance away to be nearer to adult children which complicated things. Probably took 5 months or so.
