What order is best, painting, install skirting, then Karndean?

Just trying to work out the best order for the following jobs

  • decorating
  • installing skirting board
  • installing Karndean flooring (mainly herringbone laying pattern)

Which order would give the best finish? Trying to avoid one of the later tradespeople damaging earlier work! Also wondering what would give the best flooring finish - skirting installed before the Karndean, or after?

Would be great to have any advice Smile

Flooring first, then skirting then decorating. Don’t you want your new skirting board painted ?

Are you replacing the facings as well?

I would have thought painting first so the flooring doesn't get splattered, then flooring and skirting last, but I don't know if Karndean needs to go under a trim or if it just goes up to the skirting.

We’re in the process of doing the same and have kardean. My dad (surveyor and carpenter) says you could lay the kardean after skirtings but the planks obviously wouldn’t go to the wall. It’s a faff as we have someone painting for us and they have to come back to do the skirtings.

Karndean is definitely last. Its cut so needs to go up to the skirting board.
Painting then skirting board then flooring last definitely

I would say install the skirting first, then decorate the walls, then add the flooring last.

My reasoning - put the skirting on before decorating. This way, you can put a seal the skirting to the wall with a bead of corking. Then paint over the seal with emulsion. This further creates a good seal and undercoats your skirting. Then add your finish wall colour and gloss tour skirting. Then add wallpaper if you wish.

Add the floor last as you need to leave a small expansion gap between it and skirting. You also don.t want any paint splatter on the new floor. Then add the finishing molding to cover the gap.

I know it makes sense to do the flooring last but I really hate that extra beading they have to put round to “finish” it and I always think I’d rather have it under the skirting. You can put floor protection down while you paint.

We've had kardean. Our builder laid the floor and then did the skirtings.

Are you having LVT karndean? If so it doesn't need an expansion gap so no beading and is cut directly up to the skirting board so it doesn't need to go under it

Wooden floor would need to go under skirting

Flooring before skirting so the skirting sits on top of flooring giving it a nice finish. Beading looks cheap and nasty. You cannot butt up flooring to skirting It needs a gap.
