Any thoughts about this extension quote, please!

We are getting a 15 m2 extension built on the side of the house. The works will include:
Removal of existing garage
Toilet (and plumbing for shower in the future)
Plumbing and electrics, radiator
Roof with velux
Window at the front
Knock through of a doorway into kitchen for access

Basically, it will be a finished shell and we will add flooring and storage later.

The initial quote was for £30,000 inc VAT. The builder has been in contact and, very apologetically, said there will be approx £5,000 more as a result of increases in materials - he said his Labour costs are the same, it's just that he is unable to absorb the extra costs

So, how do these costs seem to you lot who are much more knowledgeable than me? We are due to begin the end of September We live in the NW), the builder has a great reputation and I don't know if I am just getting cold feet because it seems like a lot of money... obvs, not in comparison to work that I have read about being completed by people on this forum! Any thoughts very gratefully received and with lots of thanks for your time Smile

That seems very reasonable and lower than I'd expect.

Thank you - realised I should make it clearer that the price is now about 35,000. He has a reputation for coming in on budget so it shouldn't be much more than that - fingers crossed...

We’re having an extension done at the moment, similar size and for a few grand more than that. I would say it sounds ok!

You're right - husband has just said it's about 37,000! By the time I've finished, I'll be up to a billion pounds Grin

Can I be cheeky and ask if it's much more? I think that I'm worried about paying over the odds for a downstairs loo, extra kitchen workspace and storage - even though it's desperately needed Confused

Mine is twice the cost of yours, and it was the second cheapest quote, although we are having additional work done such as knocking out a couple of walls, and it includes decorating, kitchen fitting, and other bits. We are in London though 🤷‍♀️

Thank you for all your responses and reassuring me that actually I am just being a stereotypically tight northerner Grin I think that not having had work done before, I just felt a bit out of my depth - hence posting on here for all your knowledge!

That sounds remarkably cheap! We had. 15m2 extension with no demolition but did have 5m of steels. It was £32,000 6 years ago and that’s with my husband labouring 1 day per week to help keep costs down. Ours was also just a shell - oH fitted flooring and plastering was separately priced. I think it’s a great price!

As someone who works in construction I would like to add that material price increases are very common at the moment and some material has very long lead-time. So they probably aren't lying about the price increase. I would maybe check if you do go with them that they procured enough material for the job in time so there is no material shortage or further price increases.

You are very fortunate to get a good builder and such a cheap price, I’m sure many people would bite his hand of if you decided it was too much.

Great idea, Frank - they are scheduled for the end of September so hopefully, there wont be massive price increases by then...

Lots of material shortages and price increases right now. I would agree that this is a very good price for the size of extension.

Also some kitchen appliances are in short supply, such as dishwashers and fridges, so I would look to buy sooner rather than later. Lots of lights are out of stock so if you find ones you like, buy them a put them somewhere safe (open the boxes and check all looks OK though.

Also in the NW and doing a similar sized extdnsion at the mo. Our quote is about the same for the shell but we don't have a garage to remove, and it also doesn't include the toilet / internal or external doors / electrics / radiators. We're also re-using a window. I do think therefore that it sounds reasonable.

Very reasonable. My DH owns a building firm and some materials are around 40% more expensive at the moment.
