Liverpool City Centre rental market - any insights?

DS viewed a one bed flat in the city centre today to rent - been on the market over a month. The agent asked him to “place a bid” - does this mean over or under the asking price?

It’s an unfurnished one bed on at £575 in the city centre.

Probably means over.

A one bed studio type flat would go for £600 in Leeds city centre, I would expect the prices to be not too much different.

That said, if it’s been on a month I wouldn’t bid over.

Thanks that’s really helpful. I am in London and city centre flats are in massive over supply due to Covid / homeworking - but market dynamics obviously different in smaller cities.

There's lots of empty flats around city centres, my poor DD is paying £450 a month for basically a student bedsit in Liverpool, to give you a rough idea

If it's been on the market a month, why on earth would you offer over?!

I would read it as the landlord is open to negotiation

I'd go 25% above the advertised price at a minimum.

DS lost out on his first choice of rentals as someone would always swoop in at the last minute and offer close to double the asking price. He's paying £1350 for something that was on the market for £1000.

That doesn't necessarily mean there's been no interest.

Some landlords leave their properties up for a good while and then offer to the highest bidder.

Making an offer in today's property climate in Liverpool would always mean offering under - it would be up to the landlord whether it was accepted.

No, about 30 miles outside of London.

But a lot of his friends who are dotted around the country have reported similar. Their applications weren't taken seriously until they started offering above the asking price.

My son and DIL are in Liverpool City Centre (L1) in a very nice, modern 2 bed flat with 2 bathrooms, massive living/dining room, decent kitchen and a balcony for £750 pcm.

They aren't any others available that I could link but around by the womens hospital £600 ish is normal, waterside I guess you might pay more but I can't visualise any houses down that way at all, just flats

I swear down if you could get a 3bed by the womens for 600quid I would not be living where I am now.
Liverpool city centre is quite small - you are very quickly in the outskirts - which is nothing like city living at all.

Fairfield is not the city centre either.

He has been there 4 years already - graduated from the uni last summer been working when he could through lockdown.

Absolutely loves the city - hence the move from student land to L1. We visit loads and love it too. It’s a v vibrant and fun place to live and work.
