Layout help please

I'd like to put a laundry and a boot room into our house but am struggling with layouts. We have several small outdoorsy children and lots of laundry and muddy kit.

Key points:

  1. Garden to rear and right hand side. Left side adjoins neighbour. The original house is north facing with small windows, and is very dark. The rear extension has a large old conservatory on the side which is gloriously light and sunny BUT freezing in the winter, we have to keep all doors into kitchen shut.
  1. All the utilities are currently in the extension.
  1. Desirable: living space in the sunny back of the house, children playing close to kitchen, boot room to the right hand side for easy exit, space for a spare bedroom downstairs. The snug is nice of a winter evening but is currently under-utilised.

I don't think I'm making good use of the existing floorplan. Perhaps it would be better to axe the bedroom and just put a joint utility room in there? Any ideas would be most welcome!

Here is the door that I used for entry/exit by the small muddy children? That's where you need to locate the Boot Room.

Both your options seem to require trailing through the house to reach the boot room?

@ChequerBoard Ah sorry I didn't make that clear. There's a garden door at the back of the conservatory that we use most of the time. Hence wanting to put boot room somewhere round there.

I agree the bootroom needs to be where you come in and out

Im not a fan if spare bedrooms unless you really have lots of visitors who stay for several nights. i think a put up bed in the snug is fine for ocassional visits as it has a door.

@Elephantsparade we live 8 hours+ from family so we do have a lot of visitors! I have toyed with a bed in the snug, but we mostly use that room when we have guests for sitting chatting in the evenings, and that wouldn't work if their bed was in there. Would be okay if we replaced with sitting area elsewhere.

what do you use the playroom for? do you have a living room elsewhere?

I think your plan A is sensible - why not get a quote for that & see how it relates to your budget.

Or here is another option. UB is a big utility / bootroom with a door to the outside. And D is a big new dining room / family room to replace the current conservatory.

here's another option, with the addition of an ensuite shower room for your guests (G) which takes a bit of space of the utility. then you could knock the two left hand rooms together into one big family room / playroom / snug if you wanted.

@parietal Thanks very much - these are great ideas. I think if it's possible to get the plumbing round the side of the house, then putting the utility front-right with a new side door, and opening the back-right room up more into the kitchen diner might work well. Back right could then be playroom, spilling over into a family room in the extension. Would need to rethink door placement.
