Re-listing with new agent or take off market?

Just that really! House has been for sale for about 7 weeks, already reduced price by 15k and if we reduce any more we won’t be able to afford to move to the type of house we want to. We had one asking price offer which then fell through, recently had another one that was too low that we rejected.

I’m not happy with estate agents (various reasons) so do I swap agents or take it off and re-list after Xmas?

Wondering if it puts people off when something has been on for a while - would it be better to take it off and then try again!?

Beautifully presented but there's no front garden and a small back garden, although it's described as 'generous'. In these situations, it's usually the price.

I’m not sure on this one, generally it’s price but actually pricing looks reasonable and it’s well presented. It could just be slow.

I would have clicked off yours thinking there is no parking, especially with the car parked on the pavement. I would change that ASAP

Hi OP, I'm in Basingstoke, on Rightmove daily looking at houses in that price bracket and this is the first time I've ever seen your house! I wonder if it is a rightmove glitch which means it isn't coming up in as many searches as it should? It is a lovely looking house so I would be confused why you haven't had a taker yet. If you wish, PM me and I'll give details of estate agent we've used locally with success.

houses under a certain price are still flying as people can sometimes still get them as a first time buyer at times. Once the price increases, youre only likely to get houses from other people who already have an expensive house to sell. They dont move as quick

I'd put the dining table in the middle of the room, and lose the footstool in the lounge. Both make the rooms look a little cramped.

I would have assumed that you didn't have a garage, and on reading the blurb I'd think it's a trek from the house. Agree the car on the pavement makes it look like parking is a problem. I wouldn't want to be coming out of my front door to find a neighbour had parked like that and I couldn't get the pram / a wheel chair / a delivery in or out the door.

There is a photo of the garden that makes it look horribly overlooked. From what you've said I think it's actually the window to your garage, but that would have had me skipping past your listing.

Photos are not helping, as much as the house is beautiful, the order of photos is odd, I was a bit confused to begin with thinking that first photo was the front of your house, but the way you have furniture all pushed against the walls and the low angle of the photos makes the rooms look small, more photos of the garage and its location are needed.

@Pringle89 I agree with PP’s comments about the photos. Your home is beautiful! But your EA is doing you no favours with this listing. A couple of issues stand out for me:
-order of photos. A rear shot first usually is EA speak for issue with the front/or a house that’s been on for sometime so trying to get clicks another way. Get this changed, the front of your house is architecturally interesting, I love the large front window. Could you get the front door colour changed to match it?
-photos taken on a wet/dull day do not sell a garden. Get these retaken whilst it is sunny.
-front of house shot needs the for sale sign removed and no parked car.
-remove the navy throw/bedspread from the master bedroom-it is distorting how big the bed looks in the room. Replace with white/pale ironed bedding
-agree dining table should be set up
-agree remove footstool in the lounge from the next shoot
-remove towels/bath mats for next shoot - bathrooms photograph better without them, kids down on loos, remove loo brushes etc

  • the lounge looks better in the first pic than the second which makes it look like a corridor, maybe think about staging for the sale with a different layout/smaller sofas which creates a cosier setting (we all know practically they are set out to watch the tv but try and sell the sizzle not the sausage!)
-remove the photo with the open door that depicts the garden as very shallow and the view of a wall - the pics should need to create interest to view not reasons to not view
  • if you are going to move EA’s get a list of the parties interested that they hold so that there can be no confusion about having to pay double commission when it sells.

Completely agree with both the critiques of the listing. The photos are doing your house no favours at all. They are all nice rooms made to look terrible by those photos.

I always believed they all did the same job but changed agents after an experience similar to yours and it was so different. In a good way, and sold quickly. However I still don't think it sold because the agent had magic powers, it was just the time and place type of thing.

One agent did suggest that dates properties were added does put people off. Why I don't know, some sell quickly, some don't, still don't get it. The same people would still see it.
