Redecorate or sell as is?

Thinking of selling our rental house, north west England, 2 bed modern style with off street parking, private patio small garden area, near transport and shops.

Interior is a bit dated - wondering do buyers prefer a 'blank canvas' or is it better to spruce it up before putting on market? Obviously it would be professionally cleaned before listing etc

It's had basic upgrades over the years so it's in fair condition but kitchen and flooring throughout clearly need replaced.

Was thinking of replacing flooring and giving it a lick of paint and leaving buyer to use their imagination!?!

We've just put a house on the market, carpets were only 5 years old so we had those professionally cleaned and then we washed all the walls, got rid of any stuff marks and touch up painted it and it looks really good. And we've had it staged and the lovely furniture has also made a huge difference.

I think you would be fine to leave it if you are trying to sell to an owner occupier as they like to see where they can add value but might be worth replacing the kitchen if it is likely to sell to an investor who will want to rent it out straight away?

I’d do paint, flooring and ruthless declutter.

Actually what I did do is ask the 3 estate agents when they came to value the house.
I then did some painting, new carpet and declutter.

Seconded. We asked one, they gave us excellent advice about what was worth doing and what wasn't, and how to do it ( as in, what colours to choose, etc.; they even suggested what sort of quality of carpet). They were bang on and we got two asking price offers in a week (well before the stamp duty debacle). A good local agent will know what's worthwhile doing for your property in your area.
